The road in to Fernow Cabin did not seem as bad as some had said, although that always depends on grading. If you are coming from Sedona, Google Maps will try to route you off 89A to the West up a Forest Service road- I would advise against this based on the info I got from a local hunter and 2 visiting hunters that came that way from Sedona and said the road is very rough. Wooddy Mountain Rd (FR231) is your best option for nearly all vehicles. The cabin is pretty well equipped, but the coffee maker options are not great- bring your own French press, pourover, etc. The bed is really the major drawback- they need to replace the foundation and mattress on the lower level before it deteriorates further. If you are looking for things to do in the Guidebook, note that many of the page are from many years ago and some fires have gone through the area making the roads rougher and trails harder to navigate. Do your planning ahead of time before getting to the cabin. We went to Kelsey Spring Trailhead and taking the long way around was good, but the last 2 miles is VERY rough even with our Tacoma with A/T Tires and solid driving skills. There was Verizon LTE service near the cabin, not at the cabin... either hiking out to Rim (2mi) or sections of FR231, BUT we have a weBoost on the truck. Even with this- no service at cabin. We went in the offseason and had no running water, but it was a very enjoyable time and we did go well prepared for how basic and "off grid" the cabin would be and have a vehicle that is capable of exploring the roads around the area.
