My 19 year old step son just applied to be able to live in this park- he would be purchasing a mobile home in full, that was up for auction by the town. Listed on the Hinsdale towns website.

We grabbed the park application, filled it out. Job history ( current job 14 months- previous job over a year), credit score of 740, weekly bring home between $640 & $700 weekly. Lot rent is $605 per month. Perfect candidate.
My husband turns the application with the $25 deposit. He is told they do not allow anyone under the age of 21 to occupy a mobile home in the park on their own. I'm confused so I call. And they confirm they do not allow anyone under 21 to go on a lease on their own because of security issues- the ability to be able to pay on their own and maintain their mortgage. I explain he's purchasing the home in full, in cash. She then tells me it's just as important he can maintain his finances while living there as it is how he gets in to the park. She then says most kids his age don't usually have credit. And this is a hard line, they don't allow it and won't change it. Well that's not this YOUNG MANS case. I look up the law- because this sounds like age discrimination and I find it is. There are laws to protect homeowners, trailer park renters and such from behaviors like this. I call a NH realtor and explain this and she says sounds odd and not right. She then calls and she gets a different tune from Thicket Hill. Saying they were just trying to find my number to call me back because - her words again, it's not a hard line, just concerned about his credit is all. And to have me turn his application back in.
So, we go ahead and turn it back in. They then call us back because the application fee check is from us, not our son and they want the check in his name. So we go down and get him a money order- his job doesn't allow for him to just leave and deal with this stuff or he would be. And also, he's young- they don't use checks. But he's had his checking account for over 3 years now. They also- highlighted why he's moving out of his current home and want more living history- but he clearly stated he's moving out of parents house. He's 19- he doesn't have previous housing besides parents.
So we fix those two things and drop it off Friday afternoon at 2- with NH's age discrimination laws printed out. Monday morning 2 hours before the town is to close the auction on the mobile home, Thicket Hill calls and says might as well pull his bid with the town because they are requiring the mobile home to be removed within the 30 days of it being purchased. Due to its age. It has been extremely well maintained. It's on a beautifully manicured lot, with shrubs and bushes, flower beds and the siding is good condition and looks great. The deck needs to be restained but is such a cute little welcoming home in great condition. The town did get involved because that is not how this home was listed for auction on the towns site and it was clear what the motive of the parks management was behind this move . To win this battle after having their ethics questioned. The park, sabotaged this purchase using age discrimination. Quite sad and disgusting. But the manager of this park has had her fair share of complaints around this town for nasty behavior. Very disappointing to shut down youth who put the effort in to bettering themselves and starting young to set themselves up for success to only be shut down by people like her who don't want to run a simple credit check because she thinks she has it all figured out.

I wondered why people labeled this place "Ghetto", but now I understand. Moving in is all roses, living here is mostly thorns...

There is absolutely NO assistance from the park office EVER. They refuse to return calls or answer emails. The owner(s) refer you back to the office (this park is currently on its 5th or 6th manager in two years!)

The park "grapevine" reflects 2020 new ownership, yet no information EVER has been provided to residents.

If you have any problems, the office staff are not professional or business savvy enough nor do they take the interest or have the ability to assist you - even with the smallest issues (managing ground bee hives, colonies of tree caterpillars or recycling issues).

They named this place a MHC yet there is NOTHING Community about it. This park offers no resident events and the ONLY communication so far has been a rent increase the very next year!

Owner(s) consistently refuse regular park communication about anything even during the current COVID-19 crisis stay at home order.

Additionally, the owner(s) refused to allow residents access to the park Wi-Fi (dedicated to campers) to maintain communication with the outside world!!

There appears to be NO tree maintenance on this property & you are on your own when the branches fall on your home roof/vehicle and/or yard furniture.

The website reflects a "limit" of one dog, but many residents (for all "approved") reasons.. have two or more! If you have difficulty with a barking dog, don't expect any assistance, just get used to it.

Cats (lots of cats!) roam aimlessly around the park, many times sleeping on resident porches, vehicles & lawn furniture so get used to your property smelling of cat pee, fleas/ticks, constant cat fights at all hours & your lawn furniture being ruined by cat claws.

There are so many more wonderful "advantages" to list....
