Policies & Rules

Check-in

  • Check-In Time β€” Check-in time is 2:00 PM. Early check-in is subject to availability and must be arranged in advance with management.

Check-out

  • Check-Out Time β€” Check-out time is no later than 11:00 AM on the scheduled departure date.
  • Remove Belongings β€” Remove all personal belongings, trash, and debris from the lot before departing.

Deposit

  • Late Checkout β€” Late check-out requests must be submitted at least 24 hours in advance. Late check-outs are subject to availability and may incur an additional nightly fee.
  • Failure to Vacate β€” Failure to vacate by the agreed checkout time will result in an additional night's charge.
  • Monthly Utilities β€” Monthly rate includes all utilities: water, sewer, electricity, and internet. Electricity is capped at 1200 kWh. Additional kWh will be charged at 13.86Β’.
  • Laundry Access β€” Laundry facilities are available on-site and are self-pay. Coins and digital payments are accepted.
  • Security Deposit β€” A security deposit of $250 is required at the time of signing for all monthly residents.
  • Deposit Return β€” The deposit will be returned within 3 days of departure, provided the site is left in acceptable condition, and proper notice has been given.
  • Deposit Forfeiture β€” The deposit will be forfeited if the resident vacates without the required 2-week written notice, or if the site is left dirty, damaged, or with abandoned items.
  • Payment Timing β€” Payment is due immediately upon arrival. No exceptions.
  • Payment Methods β€” All payments can be made by credit, debit card, or Zelle tag- Havenridge. Haven Ridge is a cashless community.
  • Card Charges β€” Haven Ridge reserves the right to charge the card on file for any outstanding balances, damages, or unpaid fees.
  • Cancellation Policy β€” Cancellations made 7 or more days before arrival: full refund.
  • Partial Refund β€” Cancellations made 3–6 days before arrival: 50% refund.
  • No Refund β€” Cancellations made less than 3 days before arrival: no refund.
  • No Shows β€” No-shows: no refund.
  • Deposit Loss β€” Residents who leave without notice or with less than 2 weeks' notice will forfeit their security deposit.
  • Guest Registration β€” Guests staying longer than 3 consecutive nights are required to register with management and pay a guest fee of $15 per night.
  • Disruptive Behavior β€” Loud, disorderly, or disruptive behavior, violence, or the threat of violence are grounds for immediate removal from the property without refund.
  • Deposit Review β€” Deposits will be reviewed following departure and returned within 3 days, provided the site is in acceptable condition.
  • Deposit Deductions β€” Any outstanding balances, damages, or unpaid fees will be deducted from the deposit.
  • Deposit Disputes β€” Disputes regarding deposit deductions must be submitted in writing within 5 business days of checkout.

General

  • Late Arrivals β€” No arrivals will be accepted after 9:00 PM without prior notice to management.
  • Monthly Notice β€” A written 2-week notice is required before vacating the premises.
  • Rate Changes β€” Haven Ridge will provide a minimum of 60 days' written notice before any rate increases.
  • Occupancy Limit β€” Groups exceeding 4 occupants require prior written approval from Haven Ridge management and will be evaluated on a case-by-case basis.
  • No Subletting β€” No subletting is permitted. Residents may not rent or sublet their unit to others under any circumstances.
  • Child Supervision β€” Children under the age of 16 must have adult supervision in all common areas at all times.
  • No Repairs β€” No mechanic work is permitted on the premises (oil changes, tire changes, etc.).
  • RV Condition β€” All RVs must be in good working condition upon arrival. Excessive mold, broken awnings, water leaks, or visible deterioration will not be permitted.
  • RV Age β€” RVs 10 years or older require prior approval from Haven Ridge management.
  • Site Changes β€” No changes may be made to the site without prior written consent from management.
  • Site Cleanliness β€” Residents are responsible for keeping their lot clean, neat, and free of debris at all times.
  • Outdoor Items β€” No clotheslines, external freezers, or refrigerators are permitted outside the unit.
  • Report Issues β€” Report any site issues or utility problems to management immediately.
  • No Business β€” The operation of a business from an RV site or anywhere on the property is prohibited.
  • No Unattended Laundry β€” Do not leave laundry unattended in machines.
  • No Dye Use β€” Do not use clothing dye or hair dye in any laundry or bathroom facility.
  • Laundry Cleanliness β€” Please leave the laundry room clean and report any issues to management immediately.
  • Shared Respect β€” Be respectful of other residents when using shared facilities.
  • Bathroom Cleanliness β€” Please leave the bathroom and shower areas clean and ready for the next person.
  • No Storage β€” Do not store personal belongings or leave items unattended in shared spaces.
  • No Dye β€” Do not use hair dye or color rinse in the showers or sinks.
  • Report Issues β€” Report any maintenance issues or cleanliness concerns to management immediately.
  • Large Items β€” Large personal items may not be placed in the dumpster.
  • Site Condition β€” Please leave your site in the same condition as it was upon arrival.
  • Water Valves β€” Ensure all water valves are fully closed.
  • Refusal of Service β€” Haven Ridge reserves the right to refuse service to anyone.
  • Rule Changes β€” Haven Ridge reserves the right to modify these rules and regulations at any time. Residents will be notified of significant changes.
  • Rule Violations β€” Failure to comply with any of the rules and regulations outlined in this document may result in fines, termination of the site services agreement, and/or immediate removal from the property. Haven Ridge management reserves the right to make all final decisions regarding rule enforcement.

Guests

  • Visitor Compliance β€” Visitors must comply with all Haven Ridge rules and regulations at all times.
  • Guest Responsibility β€” Residents are responsible for the conduct and safety of their guests.
  • Visitor Removal β€” Management reserves the right to remove any visitor who violates community rules or disrupts the peace of the community.
  • Property Damage β€” Any damage to Haven Ridge property caused by a resident or their guests will be assessed and billed to the resident.
  • Laundry Access β€” The laundry room is available to all registered residents and guests.
  • Bathroom Access β€” Facilities are available to all registered residents and guests only.
  • Guest Responsibility β€” Residents and visitors are responsible for their own safety and the safety of their guests.
  • Self-Service Property β€” Haven Ridge RV Community operates as a self-service property and does not provide continuous supervision or security. Guests are responsible for their own safety and the safety of their property, occupants, and visitors.

Parking

  • Vehicle Limit β€” A maximum of 2 vehicles per lot is allowed.
  • Parking Areas β€” All vehicles must be parked in designated areas within the assigned lot only. 3 guest parking spaces available in the designated space
  • No Grass Parking β€” No parking on grass, streets, or in unassigned spaces.
  • Speed Limit β€” A speed limit of 5 MPH is strictly enforced throughout the property.
  • Towing Policy β€” Vehicles violating parking rules are subject to towing at the owner's expense.
  • No Tent Camping β€” No tent camping or sleeping in vehicles is allowed on the property.
  • Weapons Policy β€” The open carry of firearms, weapons, and explosives is not permitted in common areas.

Noise

  • Quiet Hours β€” Quiet hours are 9:00 PM to 8:00 AM. Please be considerate of your neighbors.
  • Noise Policy β€” Loud music or excessive noise is prohibited at all times.
  • Reasonable Use β€” Shower time should be kept reasonable out of consideration for other residents, especially during peak hours.

Safety

  • Illegal Substances β€” The possession, sale, or use of illegal substances on the property is strictly prohibited and subject to immediate removal.
  • Alcohol Use β€” Alcohol must be consumed responsibly only within your own RV site.
  • Fire Pit Use β€” Campfires are permitted in fire pits only.
  • No Bonfires β€” No large fires or bonfires are permitted.
  • Fire Supervision β€” Never leave a fire unattended.
  • Fire Extinguish β€” Fires must be completely extinguished when not in use.
  • Fire Pit Rules β€” Do not throw trash, grease, or cigarette butts into the fire pit.
  • Trash Disposal β€” All garbage must be properly bagged and disposed of in the designated dumpster.
  • Trash Violations β€” Violations are subject to a $200 fine.
  • Report Damage β€” Report any utility issues or damage to management before leaving.
  • No Liability β€” Haven Ridge assumes no responsibility for fire, theft, vandalism, accidents, injury, or loss of personal property from any cause.

Smoking

  • Smoking Rules β€” Smoking and vaping are prohibited in all Haven Ridge buildings and common areas. Dispose of smoking materials in proper receptacles only.

Pets

  • Pet Leash β€” All pets must be on a leash at all times while outside, unless inside the designated dog park.
  • Pet Cleanup β€” Pet waste must be cleaned up immediately. Failure to do so will result in a $25 fine per occurrence.
  • Pet Nuisance β€” Pets must not be a nuisance to others (e.g., excessive or constant barking).
  • Pet vaccinations – All pets must be current on vaccinations, including rabies, and must be in good health. Haven Ridge RV Community reserves the right to request proof of vaccination if necessary.
  • Pet Supervision β€” Pets may not be left unattended outside or on decks.
  • Pet Safety β€” When residents are away from the site, pets must remain inside the RV. Do not leave windows or doors closed if a pet is inside on a warm day.
  • Animal Restrictions β€” Wildlife and farm animals are not considered pets and are not permitted on the property.
  • Pet Approval β€” Haven Ridge reserves the right to prohibit any pet or breed at management's discretion.
  • Dog Park Access β€” A fenced dog park is available for all residents with pets.
  • Dog Supervision β€” All dogs must be supervised by their owner while in the dog park.
  • Gate Requirement β€” The dog park gate must be closed and latched at all times.
  • Dog Park Cleanup β€” Remove all pet waste from the dog park immediately after each visit.
  • Dog Park Damage β€” Any damage to the dog park caused by a pet will be assessed and charged to the owner.
  • Aggressive Dogs β€” Aggressive dogs may be prohibited from the dog park at management's discretion.
  • Pet Declaration β€” All pets must be declared at the time of reservation. The guest is solely responsible for any injury, damage, or disturbance caused by their animal(s). Guest agrees to maintain control of their pet(s) at all times and assumes full liability for any claims arising from their animal(s). Haven Ridge RV Community is not responsible for any injuries or damages caused by animals on the property.
  • Indemnification β€” Guest agrees to indemnify, defend, and hold harmless Haven Ridge RV Community, its owners, and agents from any claims, demands, damages, liabilities, losses, or expenses (including attorney’s fees) arising out of or related to Guest’s use of the premises, including but not limited to the actions of Guest, Guest’s occupants, invitees, or animals.
  • Risk Acknowledgement β€” Guest acknowledges that use of the premises involves inherent risks, including but not limited to uneven terrain, outdoor conditions, interactions with other guests, and animals. Guest voluntarily assumes all such risks and agrees that Haven Ridge RV Community shall not be liable for injuries or damages except in cases of gross negligence or willful misconduct.
  • Insurance Requirement β€” Guests staying 30 days or longer are required to maintain a renters or RV insurance policy with personal liability coverage during their stay period. Guests with pets are responsible for ensuring their policy includes coverage for animal-related incidents.
  • Agreement Acknowledgment β€” By signing below, guests agree to comply with all community rules, including but not limited to leash requirements, pet supervision, speed limits, and quiet hours. Haven Ridge RV Community reserves the right to enforce rules at its sole discretion, including removal of any guest or animal that poses a safety risk or violates community standards, without refund. I acknowledge that I am signing on behalf of myself and all guests listed in my reservation, and that I am solely responsible for my guests' behavior and compliance with these policies.
