Arrival & departure

- Check-in is at 1:00 PM; early check-in may incur a fee and is subject to availability.

General

Safety & rules
- Rules are in place for the safety and comfort of all guests and residents.
- The speed limit is 5 MPH throughout the park; please drive cautiously.
- Only registered guests can stay overnight; extra guests need management approval.
- Park Agreements are renewed at management's discretion.
- Guidelines for trash and waste disposal are enforced.
- Trash must be disposed of in designated cans for weekly pickup.
- Overnight guests need prior approval from management.
- Children must be supervised by parents or guardians at all times.
- Guidelines for quiet hours and conduct are enforced.
- Quiet hours are observed from 10:00 PM to 6:00 AM.
- Excessive noise and disorderly conduct are prohibited.
- Guidelines for safety and emergencies are enforced.
- Firearms must be stored safely; discharging or displaying them is prohibited.
- In case of an emergency, call 911.
- Oakwood Cove is not liable for personal property loss or damage.
- Occupants are responsible for damages caused by themselves, pets, or guests.

- Only qualified mobile RV units are allowed; buses and altered vehicles are not permitted.
Parking

- Wheels and hitches of RVs must remain intact during the stay.
- Guidelines for vehicle and equipment restrictions are enforced.
- Washing vehicles, RVs, ATVs, or boats is not allowed and may incur fines.
Fees & deposits
- Full payment is required before access to the site.
- Not paying site fees can lead to immediate eviction.
- Long-term residents incur a $25 late fee if payment is not received by the 5th of the month.
Cancellation policy
- Site reservations are non-refundable after the reservation period starts.
- Cancellations 14 days before arrival may get a full refund minus a $25 fee.
- Cancellations made 7โ13 days before arrival may get a 50% refund.
- Cancellations less than 7 days before arrival are non-refundable.
- No refunds for early departures for any reason.
- No refunds for unused days or amenities.
Site capacity
- Guidelines for site use and appearance are enforced.
- Only the primary RV can be stored on the site; no other vehicles or items are allowed.
- Outdoor items allowed include patio furniture, grills, bicycles, and firewood.
- Indoor furniture is not allowed; only outdoor items are permitted.
- Having more than two vehicles or boats incurs a $25 monthly fee.
- Guests must maintain cleanliness of their RV and site.
- Management may intervene at the guest's cost if the site is neglected.
Utilities
- Guidelines for utilities and equipment use are enforced.
- Air conditioning must be off when the RV is unoccupied; violations incur a $10 daily fine.
- Tampering with electrical panels is a felony and will be prosecuted.
- Outside lighting must be on a timer to conserve energy.
- Outside refrigerators and freezers are not allowed.
- Sewer hookups require a proper connector; gray water cannot be discharged on the ground.
Pets
- Pets must remain leashed and supervised at all times.
- Pet owners must clean up after their pets right away.
- Aggressive or disruptive pets are not allowed.
- Pets causing discomfort may be asked to leave without a refund.
Local regulations
- All guests need to register with management.
Fires & fuel
- Fires are allowed only in specified fire rings or pits.
- Fires must not be left unattended; restrictions may apply during burn bans.
Amenities
- Guidelines for common areas and amenities are enforced.
- Only registered guests may use common areas.
