TINY HOME REVIEW
I write this review with a heavy heart. I was genuinely excited to stay here because most of the reviews were positive, and the location is convenient to downtown Julian.
When we arrived, we were accidentally shown the wrong tiny home, but that wasn't a big deal. After being taken to the correct one, I honestly thought we had been shown the wrong unit again because the furniture was different than pictured in the listing online. The furniture in the actual unit was much more worn and dirty and completely different than pictured.
I wish I had taken photos because the condition of the place was shocking. It wasn't simply an issue of cleanliness that the on-site cleaning staff could have addressed between guests. The entire property felt neglected and run-down, with obvious wear and tear throughout. There was a layer of filth on the AC, sheets were stained and mis-match, ect.
Our neighbor even came over to talk to us and mentioned that his family had stayed here three years ago. He said the property was almost unrecognizable compared to their previous visit. According to him, the tiny homes used to be well maintained, and the grounds were much nicer.
After about an hour, we decided to leave. We hated wasting the money, but we ultimately didn't feel comfortable staying there. While requesting a refund, we were in contact with two different people. One was kind and understanding, but the person who made the final decision denied our refund without providing any explanation. I told them i would be writing a bad review and that I would hate to do this but they didn't care.
Because every other hotel in town was sold out, we had no choice but to drive several hours back home shortly after arriving. Looking back, the fact that this property had plenty of availability while everything else in the area was fully booked should have been a red flag to me.

We stayed at the campgrounds with our family and loved every minute of it! The set up is gorgeous, stargazing at night was incredible, and we had so much fun playing pool and games in the saloon.
Special thanks to Rt, the manager, who took such great care of us throughout our stay. He checked on us often and even opened the store for us at 10 PM so we could grab some chips! Exceptional hospitality and a really special place. Highly recommend!

Cool place to stay just 12 mins out of Julian. My wife and I and our pooch stayed in one of the Tiny Houses. It was very comfy and clean and fully self contained. Nice wooded area for walking, wild turkeys and two friendly Donkeys. RT was friendly and helpful. Note they do not serve meals at the Saloon so either take your food to cook in the well equipped Tiny Houses, or plan to travel back to Julian.
Next time we will try one of the covered wagons.

First time glamping with the family...
Great location just a few miles out from town of Julian...
The cover wagon was amazing. Much bigger inter space than we anticipated from the photos.
Feels like a very nice hotel room. With a very unique rustic cowboy theme.
Some donkeys and wild turkeys make it really great for any kids..
Fire pit & rocking chairs allow the whole family to enjoy the beautiful stars at night.
R.T the site manager was very friendly and welcoming which made our stay that much better.
Definitely going to be coming back in the future..

This was an amazing place to stay until recently. We stayed here Memorial Day 2026 and we could not check in as the store was closed. When I found an employee it took 30 mins for them to find our reservation. Once inside the tiny home did not look like the picture. No seats inside. We were sitting on the floor. We were told new management has taken over and they are doing their best, which I completely tried to understand. But the sheets were dirty, toilets grosse. The cabin next to us left in disgust. I never write bad reviews but I would hate for this to happen to someone else. We would have left if the drive was not super far. The store was only open for 30 mins and the shelves were empty, what was there was dusty. Super sad experience since we know what it used to be.
