Southern Sands RV Resort truly feels like home. From the moment we arrived, it was clear this is a place where people genuinely care. The resort is beautifully maintained, welcoming, and thoughtfully run—but what truly sets it apart is the incredible team.

Leonard, Lori, and Chris go above and beyond in every way. Their dedication, kindness, and attention to detail create an atmosphere that makes you want to stay longer and come back again. Because of their spectacular work and the way they make every guest feel valued, we rebooked this year without hesitation—and we already plan to rebook again next year.

Southern Sands isn’t just an RV resort; it’s a community, and that’s entirely thanks to the amazing people behind it.

Well there is so much to say! Fred, Chris, Leonard and Lori are the best! They make you feel like home. The events are great the grounds immaculate! We are an annual from New England and come a few times a year. Even in the summer months. When we retire we will be here for 5 months a year. The only negative is that we can’t come more often now. Come see the resort you won’t be disappointed! Only 15 minutes to downtown Punta Gorda and the Punta Gorda Airport.

This has been one of the most enjoyable resorts I have stayed at with my RV. The staff is so friendly and accommodating. Special shout out to Fred, Lori and Len who I had the most contact with. This is definitely going to be a regular getaway for me!

Entry- Once you enter Southern Sands Resort, you are greeted by the most welcoming staff we have experienced in several years traveling. They gave us a thorough tour of the facility and showed us where everything was located. Facilities- Clubhouse, Laundry, Pool, Spa, Game Room…all areas are kept immaculate. Even landscape is manicured and all the resort looks like a hidden piece of paradise. Sites- All sites are paved with bricks, super spacious, they are leveled and hookups are easily accessible and well maintained. #SouthernSand #zemansignaturervresorts #rvlife @zemanrvresorts #buzzybooth

This is possibly the most well equipped, impeccably designed and maintained RV resort I’ve ever been to.
The staff is amazing and they manage this resort very well.
I really liked the way the sites were spaced apart with landscaping in-between and the many different amenities this resort offers.
It’s a nice size in terms of number of sites, not too overly crowded.
Had a small neighborhood feeling, a perfect atmosphere to get to know your neighbors.
The only downside for me, was I wasn’t able to ride my bicycle from the resort since the roads were too dangerous for type of activity. About a 1/2 to 45 minute drive to find anything to do outside of staying at the resort. (Kind of located in the middle of nowhere) .
I’d definitely consider going again. The staff went over and above to try and make sure everyone had a great experience with plenty to do.
