HCV Horseshoe Cove

We have been coming to Horseshoe Cove since 2016. It was ONCE a great place to stay! That has slowly gone away over the past several years! The people here are great, we have lots of friends which keeps us coming back BUT....management is not interested in what us residents want. Lot rent keeps rising and amenities are being taken away. The park is on the Braden River. It has a small boat launch that we are no longer allowed to use because we can no longer keep a small boat, canoe or kayak on the island, no trash pickup up anymore(mgt doesn't give a crap if your handicapped). Clubhouse, gameroom, library locked up by 9pm because they can't be bothered staying up til 10p to lock up and won't put key codes on doors, won't put up sufficient lighting to have use of pool after dusk, rules enforced for some but not for all. Its all who you know.....and they aren't interested in talking at a round table to hear out residents wants/needs. Don't like it? You can move. Find another place to stay folks, don't come here!

This is a seniors mobile home park, with some air BandB. The apartment over the office was fabulous, and staff was exceptional. Well worth a stay.

I have 2 complaints.
One they charge for items you tell them are broke and never come repair.
Next dont go to there island park no where to park we were told they were towing are car if not moved

First Time staying at this RV resort, Very welcoming, the staff were Great. We came in on Memorial Day, which we thought would be an issue. Even though there was a little confusion, the manager on call came right out to our site and made things right.

Lots of amenities for this Resort, we think you would be very happy to stay here.

Plus we were able to use our Passport American Discount program.

I would not recommend Horseshoe Cove based on my experience living here.

Residents have to take their own trash to the dumpster, and the dumpster system is extremely loud. It appears to cycle every few times the door opens, creating a lot of noise and racket.

The laundry rooms are not properly cleaned or maintained. The front security gate is often broken and left open, which defeats the purpose of having a security gate at all.

There are also serious maintenance issues throughout the property. There are multiple sinkholes or collapsing areas in the roads, apparently connected to sewer system problems. Several trailers have junk, garbage, or clutter around them, and these issues do not seem to be addressed.

The staff has been rude and unaccommodating. The manager has said problems would be addressed, but then nothing gets done.

For what residents pay to live here, the property should be cleaner, safer, better maintained, and better managed.
