My husband and I needed a few days of rest and relaxation before I return to school. Canopy Oaks filled that need. The resort had great amenities. We enjoyed the pool and hot tub. The ice cream was delicious! The staff was very helpful.

This was our first time visiting, and we will definitely be back. It was the weekend of the 4th, so we expected a very busy weekend around the resort and the associated amenities. So, there were no surprises with the pool being full of families and plenty of folks out riding bikes, as well as other motorized carts and scooters. We paid the additional fee to lock in a spot, which, given the low cost of the sites, was well worth it.

Everyone we spoke with who worked for the resort was super friendly. Prices at the Tiki Bar were reasonable, and there was never an issue finding a place to sit.

Checking in and out was a breeze, and there is no lack of communication from management keeping you in the know of happenings and expected behaviors.

Booked about a week ahead, at that time tgere were 147 sites available. It shows you what is available to pick from. I picked one in the low 400's...I think it was 405, because one on each side was empty. Fast forward to the day before I get an email about virtual check in. However it states I am in the mid 100's....so I call and inquire. At the time of the call there were 109 sites vacant. The girl proceeds to tell me if you dont pay a $50 lock fee. They can move me at their discretion. So I got moved....additionally, got here an hour early and had to pay $25 early check in. 109 empty spots and the pool is like a carnival cruise pool....SLAMMED! Only 2 small comfort stations. No shade to be found. We are here now, and this may well get updated for a vetter rating...or worse, who knows. But it seems like a resort that will nickel and dime you to death. And moving someone who booked, and paid in full is some shady crap...all about that money grab

Renegade 38ft w/Jeep. Late April stay. Huge facility. We reserved a premium site, CO132. Pavers around a firepit & there's a burn ban - no campfire but charcoal cooking is ok. Lots are nicely spaced. Ours was a double wide concrete pad. Choose carefully & you won't open your door to a neighbor! Beautiful landscaping with small palm trees so there is no shade yet. Lots of group activities & amenities like a salon, spa. Fairly remote (DG 15 minutes). Bathrooms immaculate. Laundry clean with commercial machines. Pool area is nice, clean water, quiet on our visit. We played the boozey bingo one night which was fun! During our April visit, we were the only RV for 10 or more spaces in any direction. We prolonged our stay by 4 days.

Only negative- when the hired lawn maintenance crew (Evergreen Landscaping?) shows up, they circled our RV at least 3 times over 2 hours. Our pad was edged twice & blown off 3 times. Very mismanaged & 2 guys came right thru our chair-table area with blowers! Obviously minimum wage and dis-organized! Other than that, our stay was perfection.

(Some love bugs but that's nature.) We camped at Resort at Canopy Oaks in a Motorhome.

We have stayed at Canopy Oaks since it opened and are sad this maybe our last time.
The last two years the pool has not been heated and the excuses are many but in the end no one is using the pool and that is a problem. The hot tube is heated but is filled with children due to the pool being so cold.
My wife previously enjoyed the activities but due to who knows why, there have been little to none this year.
Someone needs to start listening to the campers or you won’t have campers coming anymore.
