Policies & Rules
Pets
- Dogwood RV Park, LLC, owns the Park. As a family-run business, we are in and out of the park daily and are always on call.
- A laundry facility for Dogwood guests is between lot spaces 9 and 10. Washers & dryers are $2.00. The office has quarters if you need to buy them. We do not allow clotheslines in the park.
- Keep pets on a leash and clean up after them; fees apply for pets in rental campers.
- For emergencies: Dial 911 first, then contact Management if needed. Within reasonable limits, Dogwood personnel will assist with issues that may arise.
- Dogwood RV Park shall not be responsible for loss of or damage to abandoned property remaining on the premises.
- Dogwood RV Park maintains a three-strikes-you're-out policy for all residents and guests. Violations of park rules, including but not limited to nonpayment of rent, excessive noise, accumulation of trash or debris, unauthorized occupants, unsafe conditions, harassment, destruction of property, or failure to follow management instructions, may result in an official strike being issued.
Guests
- 2. TRESPASSING AND OVERALL RESPECT FOR FELLOW GUESTS:
Safety & rules
- Respect fellow guests and their property. Quiet hours from 9 PM to 8 AM must be observed.
- Dispose of household garbage in designated dumpsters; other waste must be taken to the county dump.
- Speed limit is 10 MPH; fines apply for exceeding the limit.
- Fireworks and firearms are prohibited in the park.
- Familiarize yourself with safety equipment in rental campers; it is provided for your safety.
- Do not tamper with safety devices in rental campers; it is strictly prohibited.
- Occupancy options include nightly, weekly, or monthly stays, subject to management approval.
- Items left after occupancy may be deemed abandoned and removed.
- A three-strike policy is in place for rule violations; serious issues may lead to eviction.
Safety
- 3. OUTSIDE STORAGE /GARBAGE & TRASH/PROPERTY CONDITIONS
- 9. FIREARMS OR FIREWORKS:
- Any occupant found to have tampered with safety equipment may be subject to termination of occupancy and removal proceedings pursuant to Georgia law

Site capacity
- Keep your site clean and orderly; avoid excessive clutter and hazardous materials.
- Management can require cleanup of excessive items; non-compliance may lead to fees or eviction.
General
- Only reasonable outdoor items intended for normal camping or RV use may be kept outside and must be maintained in an orderly manner.

- Occupants who fail to vacate after notice or termination of occupancy may be subject to dispossessory or removal proceedings pursuant to Georgia law.
- Occupancy periods do not automatically renew, and continuation of occupancy is always subject to management approval
- Receiving three (3) strikes may result in termination of occupancy and removal proceedings pursuant to Georgia law at management’s discretion.
Vehicles & parking
- Unregistered or damaged vehicles/RVs require management approval to stay on the property.
- ATVs are strictly prohibited in the park.
Utilities
- Only approved materials may be flushed; certain items are strictly prohibited.
- Flushable wipes are prohibited; violators may incur financial responsibility for damages.
- Using prohibited materials in the septic system can lead to eviction.
- Furnaces may not be used in rental campers; use provided space heaters instead.
- Use all utilities safely; misuse could lead to eviction.
- Report maintenance issues immediately to avoid liability for additional damages.
Fires & fuel
- Fires are allowed in designated areas; only wood may be burned.
Deposit
- 14. OCCUPANCY / RENT PAYMENTS / REMOVAL POLICY
- Acceptance of partial payments, late payments, or payment arrangements shall not waive management’s right to terminate occupancy, issue rule violations, require removal, or pursue legal remedies.
- Occupants remain fully responsible for all towing charges, storage fees, cleanup costs, disposal fees, damages, unpaid balances, and other related expenses associated with abandoned property.
Fees & deposits
- Payments must be made in advance, aligned with the original move-in date.
- A grace period of 3 days for late payments; fees apply after that.
- Non-payment can lead to serious consequences, including eviction.
- Consequences of non-payment may include denial of occupancy.
- Non-payment can lead to official strikes against your occupancy record.
- Non-payment may lead to eviction from the park.
- Non-payment may result in towing or removal from the park.
- Non-payment can lead to dispossessory or eviction proceedings.
- Non-payment may lead to additional financial charges, including court and cleanup costs.
Noise
- • conduct that disturbs the safety, comfort, or quiet enjoyment of other guests or residents
Check-out
- Any RV, camper, vehicle, trailer, personal property, trash, or belongings left on the property after termination of occupancy, failure to pay, voluntary departure, eviction/dispossessory proceedings, or extended unexplained absence may be considered abandoned property at management’s discretion and subject to removal, towing, storage, or disposal pursuant to Georgia law.
