Policies & Rules
Site types & loops
- Campground lots cannot be sub-rented or transferred. Agreements are only valid if signed by both parties and previous customers are prioritized for lot assignments.
- Storage buildings are limited to 8' x 10' and require management approval for any improvements.
- Tents may be used for visitors with prior management approval.
- The premises and RVs may only be used for private residential purposes; commercial activities are prohibited.
Fees & deposits
- Rent is due in full at the beginning of the rental term, with the amount specified in the rental agreement.
- A security deposit is required and will be refunded unless damages occur beyond normal wear and tear, with tenants responsible for their own RV insurance.
- Owners must insure their trailers and provide proof of insurance to management.
- A $50 fee applies for each returned check, and interest will accrue on unpaid amounts after 30 days.
Safety & rules
- Loitering is prohibited in the vineyard, private home, and pool areas.
- Swimming and boating are not permitted in the ponds.
- The speed limit in the park is 10 mph.
- The park is not liable for any damage or theft of personal property; owners must carry their own insurance.
- Discharging firearms and using fireworks is prohibited in the park.
- Excessive noise is not allowed from 11:00 pm to 8:00 am, and children must be supervised during these hours.
- Guests are welcome but must be informed of park rules; owners are responsible for their conduct, and only two cars per lot are allowed.
- Only bagged trash should be disposed of in dumpsters; other items must be taken home to avoid removal of the dumpsters.
- Inappropriate language is prohibited as children are present in the park.
Pets
- Pets must be leashed, waste must be cleaned up, and pets cannot be left unattended; vaccination records are required.
Vehicles & parking
- Bicycles and motorized vehicles can only be used on roadways; reckless operation is not tolerated, and warnings will be given for violations.
Local regulations
- Management can inspect trailers with prior notice for safety and loss prevention.
- Management can modify rules and agreements without prior notice.
- Failure to enforce rules does not waive the park's right to enforce them in the future; acceptance of rent does not imply waiver of any breaches.
- The prevailing party in any legal action related to the tenancy may recover attorney's fees and costs.
- Each provision of this agreement is individually enforceable, and the invalidity of one does not affect the others.
- This rental agreement represents the complete agreement between parties, superseding all prior discussions.
- This agreement is binding on parties and their successors and assigns.
- Alterations to this agreement require written consent from both parties.
- Tenants must acknowledge understanding of the rental agreement and park rules upon signing.
Cancellation policy
- Lease renewal is at the lessor's discretion upon expiration of the lease.
- The rental agreement remains in effect and rent is due even if the space is not occupied unless specific conditions are met.
- A deposit equal to at least the first night is required to guarantee your RV site, with a confirmation email sent after reservation.
- Cancellations must be made by phone to receive a refund, subject to a $10 fee.
- A 48-hour cancellation notice is required for RV sites, with notification by 4 p.m. two days prior to arrival.
- Late reservations require nonrefundable deposits, and cancellations after deadlines lead to forfeited deposits.
- A 30% deposit is required for holidays or special event reservations, and it is nonrefundable.
- No refunds will be issued for cancellations of month-to-month RV rentals.
