The place is shady. The web site is photoshoped. After driving miles down rough city streets you come to a run down trailer park. None of the photos on the web site is what you see there. What a waste of my time.

I advise thinking at least twice before renting any place affiliated with MHP Properties, LLC. In my experience, utilities were falsely advertised as being included in the rent; worse yet, my trailer's units were charged for the laundry room electricity (a power line ran from the trailer to the laundry facility, and there was no separate meter). This resulted in me paying over $200 of power bills for a tiny unit that I kept at perhaps 50 degrees all winter long. On one occasion, I was given only two business days to pay an unexpected electric bill, and threatened with late charges if I didn't comply. I don't even think that's legal.
Also, grounds upkeep was sporadic, with grass that reached over a foot high at times. The lease terms regarding dog waste and cigarette butts weren't enforced, meaning I had to clean up after other people. And there was a junk pile directly behind my unit.
I also lost close to $900 in deposit money, despite leaving my unit reasonably clean.
Unless you're willing to sign a very long lease with lots of terms that you'll be expected to keep while MHP doesn't hold up their end, I suggest living elsewhere.

Don't be fooled by the website and reviews!! This is a worn down mobile home park with a few rv sites. There were low low branches on trees and mud holes we had to drive through. The electric post was nearly on the ground and when I reach in to turn if off before plugging in I had a black widow spider the size of Texas run over my hand! Our travel friends site electricity wasn't even working!!
AVOID!!!

My wife and I were traveling, and needed a place to stay over night. We found this cute little cabin on camp spot. Featured wifi, and a waterfront cabin. Pictures were beautiful. Long story short, we booked it! $85 for the night. When we arrived all of the cabins were under construction and the office was closed. We called and when they answered they had no idea we had anything booked, he informed us those cabins were not ready. They were very helpful and put us in a trailer. It didn't have wifi, but it was liveable. It was very nice of the owners to put us up in something quickly. I blame this all on camp spot. I have since deleted the app. I will never use this app again.

We stayed one night with our class C. No one at the office. Difficult to find the site, as no signage on the roads. Very rough roads. Garbage all over the site we were assigned. Tree at one end of our site had very large branches that had partially fallen from the tree and were clearly dead, but were not taken off the tree. Grounds were not kept attractive at all.

Park owner called to discuss issues, and promised to address them. That was appreciated.
