Arrival & departure

  • The office is open from 9:00 AM to 4:00 PM.

Safety & rules

  • The speed limit is 10 MPH; please watch for children, pets, and wildlife.
  • Parents or guardians must supervise their children at all times; children aged 8 and under cannot be left unattended. Climbing trees and making excessive noise is prohibited.
  • Quiet hours are from 10:00 PM to 8:00 AM; please keep noise to a minimum. Alcohol is allowed if used responsibly. Intoxication, profanity, and disorderly behavior are prohibited. RV lights must be turned off by midnight, and smokers should dispose of cigarette butts properly.
  • You consent to being contacted by CBS Masterpiece LLC via phone, email, and SMS.
  • Certain actions will lead to immediate removal from the park and forfeiture of all fees.
  • Firearms are not allowed on the premises.
  • Illegal drugs or other prohibited substances are not allowed.
  • Loud or obnoxious language and music are not permitted.
  • Damaging or abusing trees is prohibited.
  • Criminal activities are prohibited.
  • Violating any campground rules may lead to immediate removal from the park and loss of all rental funds. Vandalism will be prosecuted, and the owner can terminate any stay for reasons including non-payment and disruptive behavior.
  • Guests must assume all risks associated with occupying or participating in activities at CBS Masterpiece LLC properties.
  • Guests release CBS Masterpiece LLC from any liability for claims arising from their activities on the property.
  • Guests release CBS Masterpiece LLC from liability for any claims arising from first aid or medical services rendered on the property.
  • Guests assume all risks associated with activities on or around the property and release CBS Masterpiece LLC from liability for any resulting claims.
  • Guests must secure their own health, medical, life, or disability insurance, as CBS Masterpiece LLC does not provide any coverage.
  • This agreement is a binding legal document affecting the undersigned's rights. It may be governed by Louisiana law and includes responsibilities for any disputes.

Fees & deposits

  • All rentals must be paid in advance. Accepted payments include cash, credit card with ID, and approved checks. The rate covers two people per site, check-in is at 9:00 AM, and check-out is at 12:00 PM. A $50 fee applies for returned checks, and a $10 late fee for payments after noon. Additional guests incur a $1 daily fee.

Vehicles & parking

  • Vehicles must be parked on the non-grass area of your site; each site can have a maximum of two vehicles. Extra vehicles must be stored in the park's storage area. Keep campsites clean and take trash to dumpsters daily, as there is no trash pickup. Sewer connections must not leak and should have proper attachments. Management is not liable for damages to cables or hoses during mowing season. Extra vehicle storage can be arranged through the office.
  • Automobile repairs and vehicle washing are not allowed.

Pets

  • Pet owners are responsible for their pets; only two pets are allowed per site. Noisy pets are not permitted, and pets must be leashed when outside. Pet immunization records must be current, and owners should clean up after their pets and dispose of waste properly.

Fires & fuel

  • Campfires and open burning are not allowed on the premises.

Cancellation policy

  • Occupying a campsite means you agree that violating campground terms may lead to eviction without refund, and the owner can refuse service or evict anyone at their discretion.

General
