Policies & Rules

Noise

  • Please be considerate by not playing Stereos, TVs, or radios too loud. Between 11 pm and 8 am, there should be no loud noise.
  • Bicycles are not allowed on hills, and should only be rode during daylight hours. Helmets are recommended for everyone.
  • 13.Security Cameras. 24 hour audio/video recording security cameras are in use throughout the campground. The cameras will record you from time to time throughout the campground. Renter acknowledges this, and releases Owner to use any audio/video recordings, in any manor they choose.
  • (15 hours-$250) (20 hours-$300)
  • Times will need to be scheduled ahead, and in one hour increments.
  • first come first serve basis. Unused hours will expire at the end of the season.
  • $150 +tax for 6 hours

Safety

  • No firing of any weapons allowed.
  • Parents are responsible for their children’s actions and safety. Children should be supervised by a parent.
  • Campfires may be in fire rings only. Extinguish all fires completely before leaving.
  • Do NOT destroy wildlife, trees, or damage property. Absolutely no cutting of live trees.
  • Alcoholic beverages are permitted, however, irrational behavior is not tolerated.
  • No Fireworks of any kind will be allowed.
  • While under the influence of liquor or narcotics, or any other drugs;
  • 5.Boat Rental Rule: Renter acknowledges his/her responsibility for the safe and proper operation of the Boat, and for the safety and welfare of other boaters, persons and passengers. The Renter further states that he/she is physically and legally qualified to operate the Boat and motor.
  • 17.Access. Renter grants Owner access to Unit at all times for any purpose, including but not limited to inspecting the lot for safety, performing normal duties (ex. Trailer suck-out), etc.
  • Any other damages will be priced at Rogers Resort Inc.'s sole discretion.
  • Replacement cost for Trolling Motor or Boat Damages:

Parking

  • 2 cars per site. Park on your lot or in a designated area. Do not park on other sites.
  • Speed Limit 10 mph or less always.
  • Golf carts are allowed, but no other off road vehicles are allowed. Licensed/Permitted drivers only. Proof of insurance required.
  • In a careless or negligent manner;
  • To carry passengers or property for hire;
  • To carry passengers or property in excess of the rated capacity;
  • ex. (walking trails, piers, parking areas, playgrounds, pickleball/basketball court, driveway, boat rental, swimming, other Units, etc.)
  • 6.Insurance. Renter hereby agrees that he/she is responsible for any and all loss of or damages to their personal property during the term of this Unit Rental Agreement whether caused by collision, fire, flood, vandalism, theft, weather, or any other cause. Renter also agrees that he/she shall be held responsible for any and all loss or injury to them, child or other minor, or any of their guests during the term of this Unit Rental Agreement whether caused by collision, fire, flood, accident, weather, or any other cause. Renter agrees to carry all necessary liability and personal property insurance to cover the lot, personal property, etc. Further, Renter agrees to be responsible for any and all loss or damages caused by them, their property, or their guests, while on Owner’s property.

Pets

  • No matter their size: Pets must be leashed and cleaned up after. Poop should be picked up with a bag and put in a dumpster. No excessive dog barking. Owner reserves the right to deny or expel a pet for any reason at any time.
  • To participate in any race or competition;

General

  • Campers must keep their lot clean, mowed, and trimmed, or owner will at their expense.
  • Lake Swimming: No life guard on duty. Lake water is not tested. Children should be supervised by an adult.
  • Fish guts should be placed in a bag and put in the freezer in the fish cleaning station.
  • Any violations should be reported to the office immediately. Park personnel have the right to refuse service or expel anyone for any reason, including, but not limited to, the violation of any park rules.
  • When stopped and anchored, the motor should be off. All passengers should have a life preserver on the boat, and children should be wearing the life preserver.
  • Any unlawful purpose;
  • To tow or propel any other boat;
  • To operate the Boat outside the area of use designated in this Agreement;
  • Permit the Boat to be operated by any other person without written permission of the Owner;
  • To remove the motor from the Boat for any reason whatsoever; or
  • To tow or propel any person in any way (tube, ski, etc.)

  • 1.Agreement to Rent. Rogers Resort Inc., a Michigan Corporation, with offices at 14506 M-60 Jones, MI 49061 (hereinafter referred to as “Owner”), agrees to rent a Camping Site, Row Boat, Pontoon, or Cottage identified in Paragraph 2 of this Agreement (hereinafter referred to as the “Unit”) only upon the following terms and conditions and signed release by the person (hereinafter called “Renter”) whose signature appears below.
  • 2.Unit. As used in this Agreement, “Unit” shall include the actual Campsite, Pontoon, Boat, or Cottage, and In Common Area.
  • In Common Area includes any/all property owned, leased by, leased to, or operated by Owner.
  • Season: Winter Storage: (No/Limited Use (call for approval)) October 20, 2025-May 1, 2026
  • Season: May 1, 2026-October 11, 2026
  • 4.Rules. Renter has read and agrees abide by all rules:
  • Renter agree NOT TO USE, NOR PERMIT THE USE of the Boat for:
  • 9.Selling of Trailer. If you are planning to sell your trailer, ask management. Trailers cannot be sold inside the campground without approval from management. Some trailers when sold may not be able to stay on the lot they are on, or possibly in the campground. This decision will be made by management, and will be final.
  • 11.Items on Units. Please leave all items on the Unit they are on. Do not borrow or take anything from another Unit. Just because you don't see anyone use a trailer/Unit does not mean that the items are free game.
  • 12.Decks, Sheds, or Building of any kind. In order to make any additions/changes to your Unit, you must submit a plan to management. It must be approved prior to any building or addition. A building permit may be required. Rocks, Patio Blocks, Dirt, etc. will become part of the Unit immediately and remain even if you sell/move your trailer with no compensation for it. Any decks, sheds, etc. must be installed without disturbing the ground. If the ground is disturbed to erect a deck, shed, etc. The deck, shed, etc. will become part of the Unit and must remain even if you sell/move your trailer with no compensation for it.
  • 18.Residence. Renter agrees that they are only renting a temporary Camping Lot, Cottage, Row Boat, or Pontoon. Renter will not claim this address as a residence. Renter will not have mail sent to Owner’s address or any variation of the address. Renter must have another permanent mailing address on file. Any/All Renter mail delivered to the campground, will be returned to sender, as “NSN” “Undeliverable: Does not live at this address.” If Renter claims Owner’s address as a residence, this is grounds for immediate eviction.
  • 21.Full Timer. Customers staying more than 3-4 days a week consistently will not qualify for Seasonal Camping. These customers will need to pay the Monthly rate +Elec.
  • 23.Severability. If any provision of this Agreement is found unenforceable, the remaining provisions shall remain in full force and effect.
  • 24.Governing Law. This agreement shall be governed by and construed in accordance with the laws of the State Of Michigan.
  • 25.Digital Acceptance and Electronic Signatures. This Agreement may be signed and accepted electronically, including by digital or typed signature, email confirmation, or completion of an online form. Such electronic acceptance shall be deemed the equivalent of an original handwritten signature and shall have the same legal force and effect. The Renter acknowledges that they have received, read, and agree to all terms and conditions contained in this Agreement and that their electronic acceptance constitutes a legally binding contract under applicable state and federal law, including the US Electronic Signatures in Global and National Commerce Act (E-SIGN Act) and the Michigan Uniform Electronic Transactions Act (UETA).

Deposit

  • All Garbage must be placed in plastic bags and put in the campground dumpster. Lawn chairs, furniture, and other large items should not be placed in the dumpster. Hazardous waste is not allowed (Batteries, air conditioners, chemicals, paint, etc.) $75 fee each
  • 3.Rental and Agreement Period. Owner agrees to rent the Unit to Renter Seasonally, Monthly, Weekly, Daily, or Hourly, including Winter Storage (if applicable), during the 2026 season. This agreement shall remain valid and automatically renew for each period that the Renter occupies or reserves a Unit at Rogers Resort Inc. The rental fee for the Unit shall be as stated on the Owner’s Unit Rental Schedule, a copy of which is attached below and labeled “Unit Rental Pricing Schedule”. Owner reserves the right to adjust Unit Rental Schedule, Season dates, and Policies at any time. Any changes will be posted and provided.
  • 7.Cancellation/Refund Policy: All reservations must be paid in full at the time of booking. Cancellations will be accepted up to 14 days prior to the Check-In date. No cancellations will be accepted within 14 days of the Check-In date. Refunds will be subject to a $350 per week of reservation, non-refundable holding deposit. If the booking is for less than 1 week, up to $350 will be withheld from the refund. No call and/or no show, will not receive a refund.
  • Personal Property may be held if you have past due fees.
  • If a Renter is evicted or decides to voluntarily leave prior to the end of their rental period, they will be converted to a monthly/weekly/daily customer, to calculate their current balance due. They will then be responsible for the difference in the amount of money they owe. If they owe less than they have paid, they will be refunded the difference. (example: You pay for the season and you are leave/evicted after one month, two weeks, and one day. Seasonal rate paid, $1900 - monthly rate $600 - weekly rate $250x2 - daily rate $45 = $755 refund)
  • All rates are listed on the attached page.$600 non-refundable deposit will not be refunded under any circumstances. All balances due must be paid prior to the trailer being removed.
  • 14.Release and Indemnification. Renter voluntarily assumes all risk of accident or damage to his/her person or property, which may result from or be connected in any manner with Renter’s use, operation, rental of the Unit. Renter hereby releases Owner, its agents and employees, from all claims, demands, actions and from all liability from damage, loss or injury (of whatever kind, nature or description) that may arise out of or that Renter may sustain, in connection with his/her use, operation or rental, of the Unit from Owner. Renter further agrees to indemnify and hold harmless Owner, its agents and employees, from all claims, demands, actions, causes or actions, including attorney fees, expenses and costs, of Renter or of third parties (of whatever kind, nature or description), which may arise out of, or in manner connected with, or caused by Renter’s use or the use of by Renter’s spouse, child, or other minor, or by Renter’s guests or agents. This RELEASE and INDEMNIFICATION shall be binding upon Renter’s heirs, personal representatives, and assigns.
  • 15.Weather, Service Interruptions, and Acts of God. Owner shall not be responsible or liable for any loss, damage, injury, or inconvenience caused by weather conditions, flooding, storms, fire, wind, falling trees, insects, pandemics, government actions, or any other natural or unforeseen events beyond the Owner’s control (“Acts of God”). Renter acknowledges that camping involves exposure to natural elements and assumes all associated risks. In addition, Owner shall not be held liable for temporary interruptions or failures of essential services, including but not limited to electricity, water supply, sewer systems, or internet access, whether caused by equipment failure, maintenance, weather, utility company issues, or other circumstances beyond the Owner’s control. The Owner agrees to make reasonable and timely efforts to restore service or remedy such conditions, but no refunds, reimbursements, or credits shall be given for interruptions, closures, or inconvenience caused by weather, power outages, water system issues, or other events beyond the Owner’s control. In the event of severe weather or emergency conditions, the Owner reserves the right to close, restrict access to, or evacuate the campground without prior notice in the interest of safety.
  • 16.Visitors. All visitors must stop in at the office when they arrive during business hours to register and pay. If visitors do not pay for themselves, the charge will be added on with your monthly electric bill.
  • 19.Electricity. Electricity will be read on the 15th of each month, and should be paid prior to the 15th of the following month. Cost will be available in the store, or by contacting us by phone, text, or email. Unpaid balances may incur late fees or service interruption.
  • 20.Payment. Renter agrees to pay Owner all fees associated with their Unit.
  • 22.Default. Renter will be in default of this Agreement if Renter fails to comply with any material provisions of this Agreement by which the Renter is bound. If the Renter fails to cure any financial obligation (or any other obligation) after written notice of such default is provided by Owner to Renter, Owner may elect to cure such default and the cost of such action will be added to Renter's financial obligations under this Agreement. All sums of money or charges required to be paid by Renter under this agreement will be additional rent, whether or not such sums or charges are designated as “additional rent.” The rights provided by this paragraph are cumulative in nature and are in addition to any other rights afforded by law.
  • Cancellations will be accepted up to 14 days before the Check-In Date. No cancellations will be accepted within 14 days of the Check-In Date. Refunds will be subject to a per week, $350 non-refundable holding deposit. If the booking is for less than 1 week, up to $350 will be withheld from the refund.

Guests

  • Owner reserves the right to add-to or amend these rules at any time. Park personnel have the right to make rules at any time, for the safety of all guests.
  • 8.Eviction/Voluntary/Balance Due. Renters can be evicted for any reason, including but not limited to the safety of all guests, balances due, security of personal property, etc.. Evictions will be handled by direction of the Michigan Campgrounds act 162 of 1990.
  • 10.Unit Rental. The Unit may only be occupied by the registered renter, their spouse or domestic partner, and their minor children.You cannot allow anyone else to use your Unit (Extended Family, Friends, Adult Children, etc.) without you, the Renter, being here and them being visitors.
  • *By signing these rental terms and conditions for this Unit, you are accepting liability for yourself and all members of your party.
