David the Owner communicates well with any questions or concerns. The spots are very spacious with a picnic table and grills at certain sites. Only about a 1/4 miles from Lake Ray Robert’s entry, which is very convenient. I’d definitely stay again if in the area and recommend this Park to anyone wanting to join the camper life or short term stay.

The park is perfect for full time living. I enjoy the oversized lots between RV’s; It gives the feeling of having your own space. The proximity to the State Park allows plenty of adventure: hiking, swimming, boating… The management is helpful and timely when communicating. Gorgeous sunrises and coffee start my day, while the stunning sunsets bring peace to another day done. A great place to stay!

Deposit

  • All fees based on 2 adults and 2 children.
  • All rule violation fines will be charged to the credit card on file.
  • Any damage to the park caused by guests will be charged to the credit card on file and may result in legal action against the guest.
  • Crossing fence lines will result in trespassing charges.
  • Cancelations must be received 1 week prior to the reservation date to receive a refund
  • Refunds will not be issued for guests that are asked to leave for rule violations.

General

  • All adults entering the park are subject to background checks.
  • Vandalism or graffiti of any kind will result in a fine and legal action.
  • Rude, threatening or vulgar behavior will not be tolerated.
  • No driving on the grass.
  • No drone flying is allowed.
  • Sewer hoses must not leak.
  • Sewer hoses must utilize a tight, gasket connection at the site drainpipe.
  • No dumping of grey water on the ground.
  • Only UL approved electrical cords with proper grounding may be used.
  • No sharing, borrowing or using electricity from another RV site.
  • RV's older than 10 years must get prior approval. Text picture before arrival.
  • All RV's must be in clean, good working order with no leaks.
  • No window units or mini splits allowed.
  • No tent camping or sleeping outside.
  • No clothes lines allowed outside.
  • No structures may be built or erected without written RV park management approval.
  • Generators may not be used unless there is a power outage in the park.
  • Do not climb on any fences.
  • Mowing crews have the right-of-way. Please cooperate with them at all times.
  • Winter Weather Preparedness

Guests

  • All persons entering QVRV Park are guests on private property and agree to follow all park rules at all times during their stay. Failure to follow park rules can result in fines up to $100 per occurrence.
  • By making reservations at QVRV, all Guests agree that QVRV will, in no way, be held liable for accidents, injuries or loss of any kind at any time.
  • QVRV Park Management reserves the right to refuse service, issue fines, shut off services and instruct guests to leave the property if rules are not followed. See Texas Penal Code 30.05.
  • The person named on the reservation is responsible for communicating all QVRV rules to everyone in their party and their guests.
  • Repeated rule violations will result in the guest being asked to leave the park and forfeit their reservation.
  • These items are not allowed inside the RV park. However, on-site storage is available at a discounted rate for guests.
  • All guests staying monthly are financially responsible for their utility usage.
  • Keep your site clean. QVRV Management reserves the right to require guests to clean up their site for any reason.
  • Guests are not allowed to display flags, signs, banners or anything similar inside the RV park.
  • Guests are not allowed to sell goods or conduct public business in the park without prior approval from RV park management.
  • All items must be removed from grassy areas, by the guests, to make way for mowing crews.
  • All guests must move out of the immediate area when mowers are present.
  • All guests must stay clear of any maintenance equipment or maintenance work being done.
  • When temperatures are to fall below freezing, the Guest shall fill their RV water tanks and shut off the water hydrant to protect it from freezing. Th Guest shall be liable for any freeze damage occurring to the RV site hydrant if this procedure is not followed.
  • RV Park, its directors, officers, agents, employees and affiliates are not liable nor responsible physically or financially for weather related damage, of any kind, to a Guests personal property.
  • The following action is required by the Guest when freezing weather is imminent or occurring in the area.
  • All prospective Guests who plan to stay monthly will be required to submit a background check for each individual eighteen (18) years of age or older. The results of the background check are considered on a case-by-case basis. Background check results will be kept confidential and will be performed by a third-party company. Management reserves the right to refuse service to or remove guests that fail the background check.

Parking

  • An active credit card must be kept on file to maintain a monthly reservation
  • No parking on the grass.
  • No parking on the park road.
  • No parking in vacant or other RV spots.
  • No more than 3 vehicles allowed at each RV site (Contact QVRV for overflow parking options)
  • 5 MPH posted speed limit in the park.
  • No vehicle maintenance is allowed on the property without RV park management approval.
  • Non-functioning and\or non-registered vehicles are not allowed on the property.
  • No ATV's, Golf Carts, Dirt bikes, Scooters or any other unlicensed vehicles are allowed to operate inside the park.
  • No sleeping in cars, trucks or vans.
  • Electric usage will be billed to the credit card on file for each site.
  • Homemade RV's, converted cargo trailers, etc. are not allowed.

Noise

  • Absolutely no loud music or loud behavior of any kind at any time.

Safety

  • No fireworks.
  • No discharging of firearms.
  • No campfires. However, propane fire pits are allowed.
  • No trash or trash bags will be allowed outside the RV.

Pets

  • Outdoor water use is not allowed (No washing vehicles or pets, no kiddie pools, etc.).
  • No child toys, bikes, pet toys or similar items may be left outside around the RV site.
  • No rugs, mats, tarps or carpets are allowed on the grass.
  • Pets must be on a leash at all times when outside.
  • Pets may not be left unattended (Pets may not be tied up outside while the owners are away or inside the RV).
  • Barking dogs will not be allowed to stay at QVRV.
  • Aggressive animals will not be allowed to stay at QVRV.
  • Pet owners must pick up all of their pet waste daily and properly dispose of the waste in the garbage.
  • Farm animals or wild animals are not pets and cannot be kept inside the RV park.
  • Limit of 2 pets per RV site.
