Policies & Rules

General

  • All RV’s, new and old, hold memories and dreams of travel, days gone by, or those yet to be.
  • We don’t adhere to the 10-year rule, however, we do require that all RVS must be in a clean and well maintained condition.
  • This is a violation of local laws and campground rules.
  • Sites must be maintained clean and clutter-free, at all times.
  • Please have their vaccination records current and available upon request
  • Site Maintenance: If your site requires maintenance such as gravel, mulch, tree trimming or utility maintenance, please contact via phone with your request.
  • Extended absence: If you will be gone for an extended period, please notify the office so we can monitor your site and mail during your absence.
  • Heating: Propane is the preferred source of heating for your RV. Space heaters, heat lamps, etc. are strictly prohibited as they put a drain on the electrical system and could cause a brown out.
  • Changing Sites: If you wish to change sites, please contact the Office to be placed on the waiting list. Changing sites is not guaranteed and is at the sole discretion of the Owner.
  • Paying: All stays are pre booked on app or online system. assistance available by calling park manager.
  • Registrant agrees to abide by and comply with all laws, rules and regulations, and understands that any infraction of any people in the registrant’s party shall be cause for revocation of this registration and removal from the area and/or arrest and punishment as provided by law.
  • If you see anyone not picking up, please point out to them where the available stations are.
  • This is a RENTAL LICENSE and may be terminated at any time by either party. The monthly site rates are heavily discounted from nightly rates, no other discounts apply.
  • Violations of campground rules will result in the immediate revocation of your stay license.

Parking

  • 1 vehicles per site. Additional vehicle upon request
  • No parking of vehicles on empty lots No storage units, under camper storage, tents, hot tubs, pools, or household appliances, are allowed on the sites.
  • All RVs and vehicles must be licensed, insured, and in full operating condition.
  • The washing of RVs and vehicles is not authorized.
  • Speed limit is 5 MPH in all areas of the park.
  • Parking: Non-operative vehicles are not permitted on premises. Any such non-operative vehicle may be removed by OWNER at the expense of GUEST owning same, for storage or public or private sale, at the OWNER’S option, and GUEST owning same shall have no right or recourse against OWNER.
  • GUEST’S Guide: OWNER reserves the right at any time to prescribe such additional rules and make such changes to the rules and regulations set forth and referred to above, as OWNER shall, in its judgment, determine to be necessary for the safety, care, and cleanliness of the premises, for the preservation of good order, or for the comfort and benefit of GUESTS generally.
  • Park is not responsible for injury, theft, loss or damage to any person or property or for tying down, securing, and protecting ones recreational vehicle, parking areas and other recreation areas. Park at your own risk.

Safety

  • Fire Rings must be kept clean of any trash.
  • Septic: The Park is on a septic system. Do not flush items that are typically disposable such as feminine hygiene products, disposable wipes, etc. Please place these items in the trash to avoid a blockage in the septic lines.
  • Only one main electrical outlet to be used at a time. We do not allow additional outlet use as this is a safety hazard.
  • Parents are responsible for the safety and conduct of their children.
  • Leave your site and the campground clean, bag all trash and dispose of it properly in the dumpsters.
  • By entering and staying at That Little RV Resort, I acknowledge that use of the property and its amenities—including RV hookups, float zone, BYOB tiki bar, bounce house, playground equipment, firepits, gazebo with fireplace, gym, and common areas—involves inherent risks.
  • I voluntarily assume all risks and agree to release and hold harmless That Little RV Resort, its owners, and staff from any liability for injury, death, loss, or property damage arising from my stay, whether caused by negligence or otherwise, to the fullest extent permitted by law.

Guests

  • You are responsible for yourself & your guests.
  • Please ensure your guests adhere to the Rules of the Campground
  • Guests with minors are responsible for them at all times.
  • Any guest caught stealing from or vandalizing the campground or other RV guests will have their Stay License immediately revoked and the police will be called.
  • NO open ground fires, fire pits or campfires of any type are allowed at any time, except in designated areas. GUESTS are subject to applicable City and County Fire codes and regulations and GUEST may be subject to citation and/or immediate eviction for any violations.
  • Storage: Outside storage of any items is absolutely not allowed in sites. GUEST is required to keep site clean and neat. Acceptable exclusions include patio furniture, outdoor grills, etc. Suitable exclusions are determined at the Owner’s discretion.
  • No goods or materials of any kind or description which are combustible or would increase fire risk or shall in any way increase the fire insurance rate with respect to the premises or any law or regulation, may be taken or placed in a storage area or the residence itself. Storage in all such areas shall be at the GUEST’S risk and OWNER shall not be liable for any loss or damage.
  • GUEST to grant OWNER and its representatives the right to take photographs of GUESTS and/or property for the purposes of marketing. I agree that Sunset Meadows RV Park may use such photographs with or without name and for any lawful purpose including for example such purposes as publicity, illustration, advertising and web content. Most photos will be of premises, though GUEST property may be in view. Every effort will be made to not provide personal details (such as license plates) on said property, if shown.
  • GUEST will surrender leased space if any of the above noted items are violated. All lease terms go into effect upon contract date.
  • It is understood and agreed that in consideration of the issuance of this registration, registrant will be solely responsible for, and shall protect, defend, indemnify and save park free and harmless from and against, any claim, demand or liability for any loss, damage or injury sustained to the person or property of registrant, his or her spouse, family or guests.
  • I accept full responsibility for the supervision and safety of all children and guests in my party, as well as my conduct and any alcohol consumption. I am responsible for any damage caused by myself, my guests, or my children.

Pets

  • Pets are welcome to stay monthly as well.
  • Dogs must be leased and under your control at all times.
  • It is your responsibility to clean - up after your dog.
  • Pets are not allowed to be left outside unattended.
  • Any pet that harms another pet or person, will be asked to leave and no refunds will be given.
  • Pets are to be kept on a leash and supervised by their owner. Pets are allowed to be loose in in dog park area as long as they are under supervision of their owner. Pets should be free from illness and current on all vaccinations; documentation may be requested. GUESTS are expected to keep pet waste picked up at all times and should be properly disposed of in trash receptacles.
  • Pets cannot be fenced, kenneled or tied up outside unattended.
  • No pet can be aggressive or barking. There will be no warnings given for an aggressive pet. The owner will be asked to remove the pet immediately. We cannot have anyone injured or feel uncomfortable in the park or listening to a constantly barking dog.

Check-out

  • Fireworks, illegal drugs, and all illegal activities are strictly prohibited and will result in the immediate revocation of this license agreement and the immediate departure of the premises.
  • Our Check-out Time is Noon and Check-in Time is 2pm. If there are any issues please reach out ahead of time to let us know. We can’t accommodate check-ins past 8pm.

Noise

  • GUEST(S) and guest(s) of the GUEST(S) are expected to maintain order at all times, ensuring the quiet enjoyment for all tenants.
  • Quiet time in the park is 10:00PM to 7:00AM. All GUESTS are responsible for the conduct of themselves and their guests. Any person causing a disturbance may be subject to arrest and/or eviction.
  • Quiet hours are from 10:00pm to 8:00am anyone under 18 must be in their campsite by 11:00pm

Deposit

  • Guests: GUEST shall be responsible and liable for the conduct of his/her guests. Acts of guests in violation of this Agreement or OWNER’S rules and regulations may be deemed by OWNER to be a breach by GUEST. No guest may stay longer than seven (7) days without written permission of OWNER. OWNER may, at his/her discretion, charge a $10 per day guest charge for guests staying at premises over seven (7) days. Any minor children must be accompanied by an adult at all times while on the property.
  • GUEST is not allowed to engage or participate in any criminal conduct while on or at the premises. If GUEST is charged with a felony, sex or drug offense during the term of the tenancy, the OWNER has the right to terminate the lease.
  • The use or discharge of any type of weapon, gun or firearm on or at the premises is prohibited.
  • Vehicles must be parked in designated or assigned spaces. Vehicles may not, at any time, restrict ingress or egress. Vehicles are limited to one vehicle per site occupant. Trailers, boats, or other non-vehicle items must be in tow or put into storage for an additional charge.
  • If you have any trouble please feel free to text or call us at 256-665-3205 and we will assist you in any way we can.
  • Check-in 1:00pm check out 11am. Please notify us by 10:00am if you will be staying longer. All camping is paid in advance, No refunds. Online booking should allow additional stay options.
  • If you decide to depart before your term is up, there will be no refunds given. However, you may choose to switch to a nightly rate for the nights you stay, based on availability.

Smoking

  • Smoking on site is allowed, but cigarettes must be properly extinguished and disposed of in the trash; no littering.

Check-in

  • Any stays over 29 days will need to submit for background checking.
