Policies & Rules
Arrival & departure
- Contact the park with your estimated arrival time before check-in, and note that sites are assigned. Football season pass holders can leave their RVs on site between games.

- The park is located at 103 Hargrove Road East, at the intersection of 2nd Avenue East & Hargrove Road East.
Site capacity
- All sites are equipped with power, water, and sewer hook-ups, and WiFi is available. Gravel parking pads accommodate most RVs up to 45 feet long.
Cancellation policy
- Cancellation requests must be submitted in writing, with the request date determined by the email date.
Safety & rules
- Failure to follow park rules may result in removal without a refund and a ban from returning.
- Use the premises only for parking RVs and tow vehicles. Maintain quiet hours starting at 10 PM, and turn off outside music by 11 PM. Excessive noise or disturbance may lead to removal from the park without a refund.
- Littering is prohibited; all trash and charcoal ash must be bagged and disposed of in dumpsters located at the park.
- The park is not liable for any damage, loss, or theft of property or vehicles. RV owners are responsible for their vehicles and belongings; it's advised to secure valuables.
- Items left in grass areas around campers are not the responsibility of the park. RV slides should not be left out unattended for more than a day. Guests are responsible for maintaining their grass areas.
- Leaving property behind after departure is prohibited; any items left may be disposed of or become park property.
- Lessee is responsible for reimbursing the lessor for any damages to power, water, or sewer structures within 30 days of invoicing.
- Failure to pay rent or comply with lease terms may lead to immediate removal from the premises without claims for damages against the lessor.
- Failure to enforce any lease provision does not waive the lessor's rights to enforce other provisions or collect full rent.
- The lease cannot be assigned or subleased without prior written consent. In case of a spousal death, the lease may be terminated or sublet with consent.
- Lessee agrees to indemnify and hold the lessor harmless from all claims and expenses arising from the lease or occupancy of the premises.
- All notices must be sent in writing to the last known email or postal address.
- If any lease provision is invalid, the remaining provisions remain enforceable.
- This lease supersedes any previous agreements and can only be changed by future signed documents.
- This lease is governed by Alabama law, and disputes must be litigated in specified courts in Tuscaloosa County, Alabama.
- Representations and indemnities in this lease survive its expiration or termination.
- Headings in this lease are for convenience and do not define its scope or intent.
- All parties confirm they understand and accept the lease terms and have had the opportunity to consult legal counsel.
- Submitting your application and payment indicates your agreement to abide by the park rules.
Deposit
- LESSOR MAY, AT LESSOR’S DISCRETION, RECLAIM ANY LOT AT ANY TIME BEFORE TENANT’S NEW LEASE BECOMES EFFECTIVE ON OR BEFORE SEPTEMBER 1ST ( EARLIER IF SEASON STARTS EARLIER) AND THE TENNANT’S NEW LEASE BECOMES FINAL. IF LESSOR RECLAIMS A LOT, ANY AND ALL DEPOSITS MADE BY LEASEE WILL BE REFUNDED AS LONG AS LEASEE IS NOT IN VIOLATION OF ANY OF THE LEASSOR’S REGULATIONS. DEPOSITS HELD BY LESSOR ARE TO BE CONSIDERED DEPOSITS ON HAND UNTIL SUCH TIME THAT THE DEPOSITS ARE RECOGNIZED AS PAYMENTS AND LESSOR APPLIES THEM AS PAYMENTS.
Pets
- Pets must be leashed and tagged outside of the RV. Clean up after pets and dispose of waste properly. Aggressive pets are not allowed, and failure to clean up may result in a ban from bringing pets.
Fires & fuel
- Portable fire pits are allowed, but open fires on the ground are not permitted.
Vehicles & parking
- Each site is limited to 2 vehicles, with a $10 fee per additional vehicle per night. A maximum of 12 people per site is allowed, including guests. Parking passes are required and must be displayed.
Site types & loops
- No alterations, additions, or improvements may be made to the leased premises without prior written consent from the lessor.
Fees & deposits
- All applicable taxes from local authorities will be added to the lease fee structure.
- Lessee is responsible for attorney fees and costs incurred by the lessor in enforcing the lease obligations.
General
- 22. HEADINGS. THE HEADINGS APPEARING IN THIS LEASE ARE INSERTED ONLY AS A MATTER OF CONVENIENCE AND IN NO WAY DEFINE, LIMIT, CONSTRUE OR DESCRIBE THE SCOPE OR INTENT OF ANY ARTICLE OR SECTION OF THIS LEASE.

- 24. AUTHORITY. EACH INDIVIDUAL EXECUTING THIS LEASE ON BEHALF OF AN ENTITY PARTY REPRESENTS AND WARRANTS THAT HE/SHE IS DULY AUTHORIZED TO EXECUTE AND DELIVER THIS LEASE ON BEHALF OF SAID PARTY IN ACCORDANCE WITH A DULY ADOPTED RESOLUTION OF THE DIRECTORS, PARTNERS, MEMBERS, AND/OR SHAREHOLDERS OF SAID PARTY (AS THE CASE MAY BE), AND THAT THIS LEASE IS BINDING UPON SAID PARTY IN ACCORDANCE WITH ITS TERMS.
