Very unrealistic on the price at $2500 for the month and you pay you're electricity on top. The area has been run down and trashed out by homeless people. It was very sad to see Colorado Springs go so far downhill. I'd not recommend this place at all. Now 20 years ago we brought our Coach Class A every year. It's no longer a safe area, nor attractive.

We almost didn’t stay here because of the lower rating. What a mistake that would have been! Nice campground. Quiet, nice laundry facilities, close to all the attractions that we’d planned to tour. Definitely better than the low rating that was posted. I’ll give it a 5 star!

We were so impressed. The bathrooms and showers were so clean. The park was clean. We went during Spring break and surprisingly it was not busy at all. We loved the location also. We will definitely stay here again and hopefully bring friends/family on the next trip. Also will say - if you want a very quiet stay this isnt for you. We could hear a small amount of noise from the road/traffic nearby, but also there is a bar with live music behind the park. They (bar) cut the music at a respectful time but if that is a major factor for your stay - it should be noted.

READ THE WHOLE REVIEW! We lived here for 4 years. The office staff has always been friendly and have been well trained to have excuses for the park. However the property is garbage. Just this year alone more than half of the washers don't work. The washers have stained my new clothes so many times and no refunds were ever offered. It's not their fault some how. The water pressure is so poor and the manager and owner knows this. I could never get my dishes clean enough no matter how much soap we used. I lived in K8 most of the time. When it rains my site was always flooded and muddy since it all dirt and rocks. The site next to it is like having a swimming pool at your front door. The lots are so small when it comes to parking your vehicle. We had people's vehicles partly in front of our RV so many times. Now let's talk about the free WiFi that constantly doesn't work. We had to use the employee internet password for the property and set up our own router to get any sort of reception. My neighbors for 2 summers couldn't even use both ACs at a time because the Electric needs fixed and it needed fixed the whole 4 yrs we were there. My rent went from $8k a year and changing to $1100 a month with no upgrades done and the park just getting worse. Out of all 3 managers that were there while we stayed nothing was fixed for such a price raise. The propane is so expensive on property. In the winter we would pay close to $200 light bill at times and atleast $300 in propane. Which is another reason we moved. It's a beautiful location with very friendly staff but definitely not worth the price! Also there is homeless all over. I can't tell you how many times bikes have been stolen or the bath houses are filled with condensation from homeless doing drugs in the bathroom all night and leaving the showers on. Most of the homeless live near the creek right across the street. Don't be fooled by the location. They offer you a place to store your bikes so they won't get stolen but you can only access them during business hours, which is very inconvenient. We stopped taking our dog to the dog park because she was constantly sick. The first manager we dealt with knew it was diseased but all they did was spray it knowing it needed to be totally redone. We also lived on the O row for a winter. The sites in the middle are so poorly done and uneven. Other reviews will tell you that. Now that I don't live the truth can come out. For the summer the front swimming pool was closed the majority of time due to maintenance needed. We also begged for 3 years to have the felt on the pool table to be replaced and we were told This park has way more problems than a pool table. Finally this year they changed it out. Then the guy acted like we should be grateful when it got replaced. The game room is a nice feature but all of the pinball games take your money or malfunction. We finally just stopped going to it. God forbid you asked for a refund on the games. BEWARE OF THIS Property! Don't let your their response to my review effect your decision to stay here. They aren't making changes. You'll see when half of the washers don't work.

We had a pleasant stay at Garden of the Gods RV Resort overall. The park was well-organized and clean. As German tourists, we had issues with the washing machines and dryers, since the digital payment option only worked with U.S. mobile numbers.
The heated pool was a highlight and very enjoyable, although it could have been a bit cleaner. Some children were unsupervised in the pool, which was occasionally disruptive, but overall it was still a nice amenity.
The arcade area felt quite outdated and not particularly worth spending money on as entertainment. On the positive side, there were nice playgrounds for the kids and plenty of options for disposing of trash, including dumpsters.
Unfortunately, the WiFi was slow and had poor reception, even though we were located near the center of the park.
We also enjoyed the friendly atmosphere—fellow travelers were open and approachable, and our child had the chance to meet and play with other kids.
All in all, this was a pleasant RV park with a few minor drawbacks.
