This is a fantastic park….not really for the amenities at the park but for the location. It is basically a parking lot in Manitou Springs but if you are like most people who visit Manitou Springs you are there to hike the World famous Manitou Incline, bike the Garden of the Gods, and ride the cog Railway to the top of Pikes Peak. They are ALL walking distance from this park. The Incline and cog rail way start about 100 yards apart. They are up a fairly steep climb from the town center but definitely doable. We chose to use a private shuttle from the Park to the Incline and the next day to the cog rail way. Dave McBride is the contact person for the shuttle and he seems to know EVERYBODY in town. He was quite entertaining and it was well worth the $. There is a free shuttle but we didn’t use it. The Garden of the Gods is about 200 yards out the back gate. We rode our electric bikes and covered the entire park with little difficulty. The main drag of Manitou Springs is definitely walkable. There are shops and restaurants. We went to the Keg every night for dinner. The Salmon is excellent. The Manitou Brewery is right across th street from the Keg and they have good beer. The park has recently been bought and the new owners have several parks in TX. They are looking to expand and I can only imagine they will make things better and better. You know when you meet somebody and instantly can tell they have “it”…..well they have it. If you are going to Manitou Springs……stay here.

We only stayed one night because we were headed up to the RMNP but we wished we could have stayed longer! We had a creek side spot & that made our visit feel so magical. Our kids loved playing in the water & everyone enjoyed sitting next to it relaxing. The front desk staff were so helpful and friendly! The bathhouses were exceptionally clean & well maintained. We’d definitely stay here again!

Excellent Location, Friendly Staff, and One of the Best RV Park Experiences We’ve Had

We stayed at Pikes Peak RV Park while visiting Manitou Springs in our Mini-T HR campervan, and it honestly couldn’t have worked out better. The location alone makes this park a standout. It’s an easy walk to downtown Manitou Springs with its shops, restaurants, and local character, and it’s also within walking distance to the Manitou Incline and the base trails leading toward Pikes Peak. Not having to deal with driving or parking every time we wanted to explore was a huge bonus.

The staff deserves special mention. Everyone we interacted with was friendly, welcoming, and genuinely helpful. They offered great local insight and were very accommodating when it came to placing our campervan. We were set up along the river, which turned out to be the best spot in the park for us. The sound of the water, the relaxed feel, and the natural setting made it feel peaceful without being removed from everything going on nearby.

The park itself is well maintained. Restrooms and showers were clean and consistently taken care of, which matters a lot after long hiking days. The overall atmosphere felt relaxed, organized, and comfortable—exactly what you want after tackling something like the Incline or a long day on the trails.

Between the walkability, the river setting, the helpful staff, and the clean facilities, Pikes Peak RV Park checked all the boxes for us. If you’re coming to Manitou Springs to hike, explore, or just enjoy the area without constantly moving your rig, this is an easy 5-star stay and a place we would absolutely return to.

Perfect little RV park. Shannon in the front office was super sweet and helpful. Free shuttles right outside the park that can take you right into town. Full hookups with clean showers and a laundry room. They have a partnership with the community pool next door indoor and outdoor pools and gym. I recommend a backup spot by the stream it's lovely to hear throughout the day and especially at night!
