Southern Charm (Age Restricted 55+)

We have been a resident of Southern Charm since the purchase of our home in January of last year in 2025. We brought paperwork to the office several times dealing with different people every time. The end of the year we received a cover letter that applies to both title paperwork and sale paperwork needed for the park. The sale paperwork for the title includes a threat if the title is not brought to the office. We were told we never brought the title at the beginning of the year. We brought it at least twice and we paid ahead for our lot rent while having a residence in Sweetwater next door too. Having a threat cover letter attached to a simple file misplaced title is just not necessary. We have been very good residents, always prompt with our residential payments, beautifying our lots each time, being good neighbors and helping others, and told we were the kind of residents all parks wish they had. Getting a cover letter that has an implied threat included because of office misplacement of our paperwork is totally out of line and has given us a truly unprofessional experience from the management staff. We suggest everyone get everything in writing when you do anything in the office. Threats to good residents are totally insulting and do not provide good management and resident relations.

Also, the rules are getting very strict to the point that you can’t even have a vehicle temporarily in the grass to move extremely heavy items in the back of your home. We have renovated the home from the floor up. This home is going to be beautiful inside and out when we are done. We put beautiful plants out, add stone and improve each property we set up residency in. There is no need for such strict rules that we cannot even do things in a manner that is safe for my husband as a senior citizen who does most of our improvements on his own. Please improve your methods of communications with good residents, give us a little break on such stiff rules that compromise safety when moving heavy items and provide a good communication method when asking for paperwork that WAS provided previously. There was training happening when we provided title information previously, I verbally asked if the paperwork was provided and assured we were all set, and then it was obviously either lost or misplaced because of dealing with several office people during our change of residency from one park to the next. Get EVERYTHING in writing. Too many office staff personnel compromised service. Then these things happen. When we dealt with just one manager in Sweetwater we never had these issues happen. It was a much more desirable quality of service to us and we have had nothing but communication issues with Southern Charm and bad experiences with communication letters and unnecessary threats on the letters that combine two totally separate issues. Those issues shouldn’t be combined on the same letter if you want to have good relations with your residents. The cover letter for a title to moving in residents shouldn’t be combined with sale residents. It is threatening and frustrating to get a threat for such a simple title misplacement issue in a file. Please rectify this issue and improve simple issues when residents are doing their best to improve their property safely and trying to enjoy their residency in this park. Too many people handling same duties compromise the quality of office service.

I don’t think I have ever seen a more conscientious mail person. He’s very organized and seems to take pride in making sure you get your mail (in YOUR mailbox) Packages? I receive a lot of packages and with him I’ve never had a problem getting them. He does a great job.

I own a park model so the rooms are perfect! Seriously, it’s obvious the crew and Bobby in particular take pride in their work. Great job !

We stayed here last year for 3 months and this year for 2 months. The amenities are wonderful, everyone is super friendly. The sites are rather small, but each one has a concrete slab with a picnic table. The only downside is the traffic...which is in no means a fault of the resort. Hopefully the town will be updating the roads to accommodate for all the recent housing construction.
