What Guests Are Saying
Three Oaks & A Pine RV Park offers a gated, quiet environment with good pricing and clean facilities, including washers and dryers. New management is friendly and actively working on improvements, though some guests noted the need for better communication and information for newcomers. While the park has positive aspects, such as spacious sites and proximity to the French Quarter, concerns about noise from trains, street racing, and safety issues were also mentioned.

Positive:Gated, quiet, good price, good washers and dryers.
Opportunities: provide more information to newcomers ie. Last day located Basin Station parking which was near the French Quarter. The manager was new, unfamiliar with area …that would have been helpful. Provide more information upon arrival such as code for gate, where to put trash. I had to keep going back to office for essential information. Have someone to complete a one page information sheet.
Gentleman had two dogs who were not on a leash, kept pooping behind our camper where husband had to access hook-ups. Suggest he get a small fence for them.
Increase the cost a little and add shuttle service. Campground within 1/10th of a mile provides shuttle, right beside this campground.
Lastly, remove the post regarding nice new bathrooms. Apparently that was a few years ago as the showers appear old and in desperate need of an upgrade.
This could be an excellent RV Park! Good luck to the new management .

This is a RV park. Lots of room for big rigs and full hookup. Also across the street from bus stop. Washer and dryer and clean bathrooms.

New owners are nice, but most nights were loud with gunshots and the local street racer spot/ place to do doughnuts in a car is directly across the tracks.
The neighborhood is very rough, the hookups/utilities were gross/ kinda broken, and there were more red ants at my site than I've seen at any other park.
Also if you are gonna put up large, intense barbed wire on your fences to protect our rigs, maybe you could put it on the entire fence?

First of all let me say that we met the owners on arrival and they are super nice and working hard to get it up to par. It’s a work in progress.
Owners are present daily.
Bathroom/showers are clean and spacious.
All the bad reviews are from the previous owner.
They are working on continuous improvement.
Train noise was minimal and owner immediately informed us of the nearby shooting range but we heard nothing.

We stayed here for a week. First the good. The park is very secure with automatic gates securing it 24 hours a day and the full hookups worked well. Everyone we met was friendly including the manager and the owner (spoke on the phone). You have ready access to the interstate making the French Quarter just 15 minutes away. However, the park is right up next to a CSX rail yard so if you like 24 hour a day sounds of trains idling, hooking up, blowing horns, and the ground shaking as some of them pass by, then this is the RV park for you. Not convinced? Then maybe the sounds of street racing coming from Chef Menteur Hwy is your thing. Oh, and I saved the best for last. Two incidents of gunfire nearby. One close by to the West of the park (probably someone shooting at a varmint with a .22), and the other on our last night. This was almost certainly a gunfight as I could hear two distinct sources, each firing repeatedly.
If it weren't for issues beyond their control we would gladly stay here again. For an adult couple on a budget, it's a good park, but I would never consider bringing children here.
