Policies & Rules

General

  • OPEN: Year round
  • We have adopted dynamic rates which fluctuate based on occupancy similar to the hotel and airline industry. With that being said, rates vary based upon availability and are subject to change with each search.
  • Must be 21 or older to rent campsite or cabin.
  • Minimum stay requirements may apply during your requested dates.
  • Please do not park or block other sites.
  • We reserve the right to evict and person(s) who do not follow the rules and policies. We have the right to refuse service to anyone.
  • Tenant assumes any and all risks associated with the foregoing and agrees to hold Landlord harmless from and indemnify Landlord against the same.
  • All Motorhomes, RVs or Travel Trailers must be in good working order and appearance. They must be able to be moved at any point without assistance from a third party.
  • No tents allowed at cabins or cottages.
  • NO tent camping allowed in any RV spaces.
  • Short term sites have a maximum of a 14 day stay unless otherwise approved with management.
  • No dyeing of hair is allowed in the restrooms.
  • Mobile RV Repair service that comes out to your site to assist you with any repairs.
  • We are not responsible for lost mail.
  • All mail must have a valid name and current site number on it.
  • We are not responsible for signed packages and would recommend having those sent to the post office or UPS store as we do not have office staff here at all times.
  • Mail will be located in the office, there is a blue mailbox system with site numbers. We disburse mail to the boxes as it comes, times do vary.
  • No excessive barking will be tolerated.

Noise

  • Park Hours: Monday - Saturday 9:00 AM - 5:00 PM Sunday - Office is CLOSED
  • Quiet hours: Daily 10PM-8AM.
  • The laundry room is open 24/7. Change is available in the office during business hours. Please do not leave your laundry unattended. We are not responsible for accidents or theft.
  • You are free to check your mail during business hours. Monday - Saturday from 9:00 AM - 5:00 PM - CLOSED ON SUNDAY.

Deposit

  • We do offer you the opportunity to guarantee your favorite campsite or cabin by paying our applicable locking fee. If you opt out of the locking fee, you are not guaranteed a specific site.
  • Guests must obey all federal, state, and local laws regarding the ownership and possession of firearms. Firearms are not permitted in any property buildings. The discharge of firearms, BB guns, air guns/rifles, or similar devices is strictly prohibited.
  • Check-in time is 2pm. We do have an early check-in option beginning at 12pm/Noon, but it is based on availability (must call ahead) and involves a fee.
  • Unless otherwise noted, rates based on 2 adults. Additional person fee applies.
  • Check-in time is 2pm. We do have an early check-in option beginning at 12pm/Noon, but it is available only if site is vacant (i.e. nobody in the site before you). It also involves a early check in fee of $10.
  • Only one RV may occupy a site with a max of 4 adults and 4 kids. Rate includes 2 adults & 3 kids additional fees apply.
  • Same day after hours reservations will be permitted if staff is available to make reservation and will have a $10 fee.
  • Refunds are prohibited for weather conditions, voluntary departure, acts of nature, or evictions. Any refund processed will be refunded in the same form that it was originally paid or a reservation credit can be issued towards a future stay to be used within one year from the date the reservation credit was issued. All refunds processed via credit/debit card will be processed back to the original credit/debit card used, no exceptions.
  • 3+ WEEKS (21+ days): Refund minus $15 cancellation fee
  • 2+ WEEKS (14-20 Days): Refund minus $25 cancellation fee
  • LESS THAN 2 WEEKS (0-13 Days): Full reservation forfeited and no refund will be given
  • 2+ WEEKS (14+ Days): Refund minus $10 cancellation fee
  • 1+ WEEKS (7 - 13 Days): Refund minus $15 cancellation fee
  • LESS THAN 1 WEEK (0-6 Days): Full reservation forfeited and no refund will be given
  • First night reservation and booking fees will be due at the time of booking and all reservations must be paid in full upon arrival.
  • Please return all bathroom keys upon check out, failure to do so will result in a $5 fee per card no returned.

Parking

  • 1 camping unit and 1 car per site. Extra vehicles are $15 each. More than 1 vehicle is not encouraged, as parking is extremely limited.
  • Park speed limit is 5MPH
  • The RV Park is not responsible for personal injuries or damage, loss or theft of any personal property or vehicle.
  • We reserve the right to refuse access to any guests whose vehicle is deemed to be unacceptable.
  • No vehicles are allowed in the tent area.
  • No car camping is allowed.
  • We gladly accept Cash, Visa, Mastercard, Discover, and American Express. No checks are accepted.
  • Restrooms are for guest only and are monitored through key cards. Please do NOT let anyone in, if they have β€œlost” their key they can come to the office to get a new one.
  • Repairs to RVs and vehicles are not permitted in our park. We are happy to recommend a local
  • Some packages depending on size are delivered to sites from the drivers themselves so please make sure to have the correct site number on all mail.

Pets

  • All pets must be on a leash at all times.
  • Tenants and Guests are responsible for any damage or injury caused by themselves, their children and/or pets.
  • Dogs are allowed in the cabins. Cats are NOT allowed in the cabins. Violation of this policy will result in a cleaning fee of $200. Pet owners are responsible for pet clean-up and noise control. For the safety of our guests, pets must be up to date on vaccinations. We reserve the right to remove hostile and disruptive pets from the park.
  • Max of two pets allowed at all RV campsites unless approved by management.
  • Pets are not allowed in tent sites.
  • Pets must be on leash at all times on park property unless in the designated dog park.
  • ALL pets which include but are not limited to dogs and cats MUST be on leash at all times in the park unless in the designated dog park. No exceptions, this is for the safety of your pets and others.
  • Loose animals will not be tolerated and you will be asked to leave without a refund.
  • Please clean up after your pets, poop bags are provided in the dog park.
  • If we find pet waste in your site upon check out there will be a $25 cleaning fee charged to your card.
  • Do no leave your pets unattended outside.
  • We do not have a breed restriction. However any pet who shows signs of aggression no matter the breed will be asked to leave without a refund. No aggressive dogs allowed.
  • Do not leave your dog in the dog park unattended. This is a community area so please be respectful of others if they need a few mins without other dogs.
  • No pets are allowed in the tent area.
  • The dog park is open 24/7 just please be respectful of the neighbors surrounding the dog park.

Safety

  • Only propane fire pits are allowed. Wood burning fires are strictly prohibited.
  • The dumpster is located on the west side of the park in the corner near space 10A. Only household trash is allowed, no dumping of any other materials. Boxes must be broke down for disposal. No wood, oil, paint, furniture, wires, toxic chemicals or any other materials are allowed.

Check-out

  • Checkout time is 12pm/Noon. Late check-out of 2:00PM is available for $10 – subject to availability.
  • Check-out time is 12pm/Noon. Late check-out of 2pm is available for $10, only available if the site has no incoming reservation.
  • Guest are responsible for any rate changes in dates from any changes made to reservation arrival or departure dates.
  • Reservations will be held until check-out time on the day following your scheduled arrival. No shows will result in full forfeiture of funds.

Smoking

  • Our cabins are non-smoking. An excessive cleaning fee will be assessed if policy is violated of $200.

Check-in

  • Late check-ins for existing reservations will have a welcome packet in the registration box under the white board.

Guests

  • For the comfort of all our guests, restrooms are open 24/7 with exception of a temporary closing for cleaning once per day. We ask for your help in keeping the restrooms clean, please.
  • We do allow guest to receive mail from USPS, UPS and FedEx.
