I did only give it 3 stars for service since even though the resort is really nice with great amenities, the arcade (while very small) was closed, as was all the inflatables for the lake, and we were still charged full rate despite those amenities being unavailable to us. In addition, the pool was a bit small for the size of resort which made the pool feel crowded (likely due to the inflatables for the lake not being available). So my advice would be to check what amenities are available when booking. That being said, the resort is extremely nice, clean & all the staff are extremely friendly & helpful. The amenities that were available all seemed new & well maintained. The location is perfect, nearby to both Sevierville, Pigeon Forge & Gatlinburg, which all have a TON of things to do. Highly recommend checking out 'The Island's in Pigeon Forge.

The pads are the most level we have seen and the amenities are fancy. I think it may be 5 stars if the water park and water slide was there that is supposed to go into the lake, but the water level wasn’t high enough when we were there so it was all right. The water slide into the pool was fun though it may not have been for adults because I went pretty slow.

Overall, it’s a nice campground and it was fun to rent and drive a golf cart around. The people working there were nice and the church service Sunday morning at 9 was nice. The view is great.

My husband booked again for next year in August so hopefully the water levels will be high enough for all the water park stuff.

Surrounded by the smoke mountains, the view alone makes the stay memorable. Mid May is a quiet time as they ramp up for the busy, sold out season. It's amenities during this time include pickleball, basketball, biking, volleyball, and a beach to enjoy. The pool is not open until June 1. A general camp store can provide many of the RV supplies you may need or forgotten, shirts, ice cream, and where you check out pickleball, volleyball and basketball equipment. Buying wood for delivery to your site, and renting golf carts can also be done at the store.
Service is excellent and responsive.
Located on the shore of Douglas Lake, Anchor Down water slide, boat rentals and lake inflatables are not available yet due to Mother Nature's dry winter and low lake levels. Enjoy this high-end and beautiful location for all the amenities available, the jaw-dropping views and of course, the unique fire places and mountains. Your dog would even have a fenced in place to be off the leash for a while. Visit local fare, and nearby family fun from Cades Cove, to Gatlinburg, to Pigeon Forge to zip lines and shopping. Anchor Down is near it all and a gold star on your RV adventures.

My friends were staying at Anchor Down, the most beautiful RV resort I've ever seen. They have returned many times and spoken so highly of it I had to drop in. To say it is beautiful is really an understatement It is immaculately maintained, clean and nice wide parking spots many with unique fireplaces. It is simply fabulous. Lots of things to do for the kids and adults and right on Douglas Lake complete with boating slips and ramp. Golf cart rentals and top notch bath facilities.

The overall layout of the resort is very well thought out. We visited in early April, so the lake levels were lower and the pool was closed, which we were aware of ahead of time. If the pool had been open and the water levels were higher, it would have made the experience even better—but it was still a fantastic place.

The mountain views were absolutely stunning, with incredible sunrises and sunsets that made the trip even more enjoyable.

The bathrooms and showers were clean and well maintained, and the staff were all very friendly and welcoming. The campsites themselves were also very clean and well kept.

If you enjoy campfires at night and that classic outdoor atmosphere, you’ll love it here. Overall, it was a great getaway and a place we’d definitely consider visiting again.
