I lived at Grand Pines for 8 months- Grand Pines was EXCELLENT!! Meredith was always friendly & helpful, and always got on any issue immediately. It was always clean everywhere. The clubhouse laundry room soo convenient. The grounds always maintained, RV pads double size made it feel like a private yard.
BIG kudos. BIG.

Located in Beaumont Texas. Continued construction on the 10.
Not sure why they call it Grand Pines, there are no Pines much less grand. There’s not even trees planted for future Pines.
According to the website the gates close at 6pm and the office closes at 5. We arrived at 4:50, the gate was closed. A tenant who had pulled in behind us punched in his code. The bottom key pad is broken so you need to use the top keypad. Went to the office to check in, but it was closed as well.
Fortunately we received an email stating our site #. There are no signs that tell you site directions. Of course Murphys Law we took the wrong street. The site numbers are painted on the sites concrete pad. It didn’t take long to realize our mistake. We had to drive down to the cul-de-sac to turn around which isn’t easy in a Class A. I went back to my email to click on the map. As luck would have it… “page not found” Ho Hum.
The sites are tight with about a 3 foot un-mowed grass strip. Grass that came up past my calves. I thought it was odd there were a lot of dead mosquitoes on the ground. BUT when I let my dog out to go potty, as soon as she touched the grass about 50-60 mosquitoes came flying out. The more she walked, more came flying out. There is a picnic table but not a fire pit.
FHU, level concrete pad. There’s a nice pond, swimming pool and lounge. We did not take advantage of the amenities since it was an overnight stay.
I think this place is more suited for weekly or monthly stays. Not so much for one nighters. We don’t believe this will be on our list to return.

We stayed at Grand Pines for a year and absolutely loved it! The office manager Meredeth is one of the best, and the office manager can make or break an rv park! We were sad to leave. Great for families and pipelines alike. Bathrooms and laundry always upkept and clean. The kids loved fishing in the pond and playing with friends at the Park.

We loved our stay at Grand Pines! We stayed for 4 months and I have ZERO complaints! Campground is super clean. Spots are spacious and amenities are superb, especially free laundry! Meredith was on top of making sure anything you needed was taken care of promptly. Her and Rebecca made sure everything stayed clean including bathrooms and laundry room! Rebecca even checks them around 8 pm every night! They were both super friendly! We will return should the opportunity come about.

Stayed in fhu back-in spot #5 for a week. Nice large concrete slab. They give you a box to plug in for Wi-Fi. It worked great. Enjoyed beautiful sunsets right from my spot. Nice fishing pond in back with a little beach and a sitting area with fire pit. Also a nature trail, a playground and fenced in dog area. Nice complimentary laundry. Such a great perk. Beautiful large bathrooms with showers. A lounge area with books and games. The have propane but only can fill stand alone tanks that are not attached to the RV. It is near the expressway but the noise seemed minimal. To get there from the west there isn't an exit before the park so you take the exit just pass the park and then go around to get on I-10 east and then get off the 1st exit and come back around on service drive. So kinda wonky but good to know ahead of time. Meredith in the office was very friendly. Definitely would come back and stay next time in the area.
