Eric & Jay's RV Resort

With nearly 20 years in asset management overseeing multi-million-dollar properties, I can confidently say this situation reflects a serious operational failure.

The park manager, Tina, removed us from the system and reassigned our PAID and ACTIVE RV site while we were temporarily away at the Houston Rodeo trail ride.

Her explanation? An email was allegedly sent, and because there was no reply, she assumed we had moved out.

Silence is not confirmation.

In professional property management, an unanswered email does not justify removing paying guests from occupancy records. You verify departure. You call. You document confirmation. You do not displace active guests based on assumption.

We check our email regularly. There was no email. Even if there had been, failure to respond does not authorize forfeiture of a paid site.

We returned to find ourselves displaced.

The most concerning part was the lack of accountability. Instead of acknowledging a management error, the justification was treated as sufficient.

When occupancy control is this loose, it raises serious concerns about operational standards and guest security.

We will not return.

For clarity, we paid for the full month and did not provide notice of termination or abandonment of the site.

Ending a paid monthly reservation based solely on an alleged unanswered email — without verified confirmation of departure and without direct phone communication — does not constitute proper termination of a paid agreement.

More importantly, the site was re-rented during dates that were already paid for. That resulted in the same space being monetized twice during our paid term.

Silence is not surrender of possession.

If there is a written policy authorizing termination of a paid monthly reservation without confirmed checkout or documented abandonment, we would welcome seeing it.

We were displaced during our paid period. That remains the issue.

We just checked in two days ago and already we have had such awesome service. EVERYTHING is so neat and tidy. I had many pages of information that I needed to have hard copies of and J.P. Made all the copies and wouldn’t let me give her a dime for them. Also I took a cold plunge in the pool yesterday which was the BEST. We are from the shores of L Superior so this felt like home. Thanks again!

Best RV spot I could have ever stayed at. The maintenance was always #1 on the list pool kept clean and everyone was so nice big shoutout to Mrs. Tina and the rest of the team very nice and super respectful calm and friendly great to my kids and always making sure our stay was taken care of.

We loved this place so much we did not want to leave! But circumstances need us to head elsewhere. Front office is amazing! The community here is wonderful. And for being so close to the city, this place is a peace of heaven. I would gate this place but I want it to thrive. So stay for a couple of days or forever just make your way to Eric & Jays!

5 Star Review! Stayed at Eric & Jay’s long term and loved it! The property was well maintained and kept very clean, the amenities were a huge benefit, quiet and peaceful. The office staff was welcoming and willing to accommodate every need. If I’m ever in the Houston area again, I will definitely be staying at Eric & Jays. Thank you , Jasmine!
