Hot tub usually not hot..NO handicap rails for hot tub nor pool...

I love this place..staff is very polite and very helpful.. The lake access is right here near the office..it's quiet and child friendly..even at busy time of year...tell them John and Corine sent you for 100% guaranteed NO discounts..but lots of fun

This is by far my favorite place to come for vacations and getaways. It's right on Lake LBJ. Have had nothing but positive experiences here. Bear in mind this is an older resort park and the facilities are a bit dated, but the established trees, staff and up keep of property make up for the age.

This place is not a resort, don't be fooled by their false advertising!
There are no boat Docks with lifts, no covered fishing pier, no water trampoline, the splash pads only work on occasion, the exercise room has black mold on the wall from a nasty bathroom which once had a leak that backs up to it. The public bathrooms are gross and very outdated as is the laundry room. There are constantly washing machines and dryers (out dated) that do not work. There are very few picnic tables and they are warped and in bad need of repairs. Swing and benches, railings, at the waterfront are missing boards. The dilapidated wood Docks are unsafe and instead of removing them or repairing, they put a couple of 2x4s to keep people from attempting to use. The Recreation Room smells like mold and mildew, very outdated. The miniature golf, carpet is ripped and torn, rendering it unusable. There are many palm trees that froze years ago and were cut down waist high and ugly stumps left behind.
There are many non residents launching boats and jet skis and parking their trailers in non parking zones.
The maintenance men's truck is badly damaged and is not street legal. The entire place is in need of lots of deferred maintenance.
The Managers are terribly rude!
Kim, the main manager authorized the maintenance men to hijack, illegally, our privately paid Wifi to provide it to a temporary resident who moved in next to us as there is no service at the front of the park, closer to the entrance. Also, allowed the same person to park perpendicular to all of the other rv's and within less than 6 feet of our RV.
People speed up and down the road, to include family of the manager.
We were there for almost 2 full years as weekend residents. I am a career Property Manager who grew up on Lake LBJ and we just kept hoping that things would get better but the opposite happened. The new owner, son of the original owner, seems not to care about the property, so beware. I hope this review helps you from making a bad choice to reserve here.

Location was great as it is right off the water. Close to winery, caves, and Marble Falls. The campground needs some work though, especially when they are charging people what they are. And if it rains… the entire campground floods. Our campsite became a massive mud pit and the people we were traveling unfortunately had to leave early due to poor maintenance of the site. If the site would have had some gravel like some of the other sites… it would have been fine. Also, if you are pulling a large trailer the spots can be tight.
