⭐ One Star – Not Recommended Based on Long-Term Stay
I stayed at Whipple Tree RV Resort for approximately 14 months. While the property is visually appealing, my experience was significantly impacted by management practices and site conditions.
Interactions with the on-site manager were consistently unprofessional and, at times, verbally inappropriate. There were repeated issues with rent and power calculations, including difficulty performing basic billing math, which created ongoing confusion and disputes. In addition, misinformation and rumors about residents were shared, contributing to an uncomfortable living environment.
I was ultimately evicted after raising concerns about how I, my wife, and our dog were spoken to. My wife and I travel for work and remained at this location longer than planned solely due to its convenience.
Operational issues extended beyond resident interactions. I was informed that a propane delivery company discontinued service to the park just recently due to repeated conflicts with management abusive behavior with delivery drivers. The park operates on a well water system that appears to be poorly maintained. Despite installing a three-stage filtration system, I regularly found sand and debris in my fresh water tank. In addition I would have to spend $120.00 every other month changing filters when they are rated at six months. Independent third-party water testing indicated the presence of bacteria and other contaminants.
Law enforcement responded to the park frequently, often on a weekly basis, due to ongoing disturbances. There were also serious incidents within the park, including deaths and suicides, which added to safety and quality-of-life concerns.
If the owner were aware of how the property is being managed, this park could potentially be a much better place. Being required to move ultimately led us to a safer and more stable location.
Based on my long-term experience, I would not recommend Whipple Tree RV Resort.

Calling this place a "resort" is a joke compared to other RV sites using the same word. It had few amenities. Our site was a pull-through under shady trees, which was nice for the heat, but it was small and tight against the neighbors. I never saw a bathroom or laundry room. No picnic tables except in the small, main shelter. They had a nice-sized dog park, though. Otherwise, no pools, no play area, no fire pits (Given it was Texas, this is not a surprise), nothing that one would expect with the word "resort." The walking road around the back is partially broken up due to water run-off. Even the roads up to the campsites on the hill were a little broken up on the sides due to runoff. Every night, the air smelled like a sewer. We will not be going back.

I stayed here almost a year and I will say management is on key.. They keep the noise down and the Riff Raff out.. I never ran into a problem that they couldn't fix. The whole time I was there I was treated like a family member. I highly recommend staying here It's very quiet, good water pressure and a decent enough space in-between RVs to have peace and privacy. To be honest I have stayed in several RV parks in my life without doubt this is the best one I've stayed in yet...

Mary and Brian, thank you for having us. We had a wonderful stay and are already looking forward to our next visit. Your place is immaculate, peaceful, and well-maintained, and Brian was always available to lend a hand with any issues or provide tools as needed, even assisting us with hooking up our camper. Mary was extremely organized and kind. We're excited to see the pond up and running soon. 😂😂

Management is rude. Having to level your camper every time it rains is awful. Getting your car stuck in the dirt paths is awful. Having the power, water and paid internet go out nearly every time it rains is TERRIBLE. The washer and dryer barely work.
Edit: As you can see by the reply, they are also unprofessional. They love to drag your business out for everyone to see. Do not get friendly with them. They will make false claims. Mary also contacted my personal number with an ugly attitude in regards to my review, adding to the unprofessional way in which I have been treated.
