We have lived here 1 month today! The new owners are great! They are kind, caring, and helpful. They are working really hard to make this the place you want to call home! Just a short 5 minutes to lake Tawakani yet away from the the noise. It's peaceful and the sunsets are beautiful! We are building a community here!

I recently had the opportunity to spend some time at Country Acres RV Retreat and it was a great experience! I personally know and trust the owners. I helped out with some projects around the property to prepare it for future guests. You can tell a ton TLC has gone into creating this peaceful and welcoming place to stay.
The property is quiet, well maintained and surrounded by beautiful country scenery, making it a great spot to relax and unwind from our busy modern day lifestyles. If you're looking for a peaceful RV getaway that's still just minutes from Lake Tawakoni State Park and First Monday Trade Days in Canton, this is definitely worth checking out!
I enjoyed my time there and look forward to visiting again soon. If you're planning a trip through East Texas, I highly recommend stopping in at Country Acres RV Retreat!

We visited Country Acres RV Retreat a week or two ago right after new owners moved in with their own RV, friendly folks. They are rapidly upgrading the amenities, something new every few days. It’s a nice country atmosphere really close to Lake Tawakoni. We’ll be back next time we head for First Monday Trade Days in Canton.

Country Acres is a very peaceful, quiet RV Retreat out in the country in Wills Point. I highly recommend if you are wanting a tranquil getaway near Lake Tawakani! The owners are amazing!

- Early arrivals or late departures require prior approval.
Fees & deposits
- Full payment is required at booking unless arranged differently.
- This policy is for month-to-month and extended-stay guests.
- Monthly fees are due on the 1st, with a $30 late fee after the 5th.
- Partial payments do not alter due dates or balances unless agreed in writing.
- Failure to pay may lead to non-renewal or termination of your reservation.
- Accepting late payments does not waive policy enforcement rights.

- The following are not permitted without prior approval:
- Management reserves the right to request removal of items that detract from the appearance of the park.
- Our pond is one of the many peaceful features of Country Acres RV Retreat. Help us preserve it for everyone to enjoy.
- Please use only the water, sewer, and electrical service assigned to your site.
- The following items may not be placed in the dumpster:
- Routine maintenance is acceptable.
- Major repairs including engine work, transmission repairs, oil changes, body work, or similar projects are not permitted within the park.
- Please respect all park facilities, landscaping, trees, and natural areas.
- Country Acres RV Retreat is a peaceful, family-friendly environment.
- Parents and guardians are responsible for supervising children at all times.
- Please keep children away from roads, maintenance areas, utility equipment, and any restricted areas.
- Country Acres RV Retreat is privately owned.
- Management reserves the right to update or modify these policies as necessary.
- At Country Acres RV Retreat, we're creating more than just RV sites—we're creating a peaceful place to slow down, reconnect, enjoy the outdoors, and make lasting memories.

- Pets must be leashed when outside.
- Immediately clean up after your pets.
- Pets must not be left unattended outside.
- Prevent your pets from excessive barking or disruption.
- Responsible pet ownership is encouraged.
- Aggressive dogs and certain breeds are not allowed.
- Management can remove aggressive animals regardless of breed.
- Guests are responsible for any damage caused by themselves, their family members, visitors, or pets.
Safety
- Providing their own firewood.
- Never leaving fires unattended.
- Fully extinguishing fires before leaving.
- Cut or damage trees or vegetation.
- Illegal drugs or illegal activity
- Fireworks or explosives
- Campfires are permitted only in designated fire pits and only when local burn restrictions are not in effect.
- Please help keep the pond clean by disposing of all trash, fishing line, and other debris properly.
- Please place all household trash in securely tied bags and dispose of it in the designated dumpster.
- Country Acres RV Retreat, its owners, management, and employees are not responsible for accidents, injuries, theft, weather-related damage, utility interruptions, or loss of personal property.

- Swimming or wading is not allowed.
- Children must be supervised near the pond at all times.
- Pond area use is at guests' own risk.
- Smoking and vaping are not allowed in any park buildings.
- Smoking is allowed only at your campsite.
- Dispose of cigarette butts in metal containers only, not on the ground or in fire pits.
- Avoid smoking near occupied community areas out of courtesy to others.
- Quiet hours are from 10:00 PM to 8:00 AM daily.
- Keep noise levels reasonable to respect neighbors.
- The speed limit in the park is 5 MPH.
- Drive carefully and watch for children and wildlife.
- The following actions are prohibited:
- Firearms, fireworks, and explosives are prohibited unless legally permitted.
- Management can refuse service or evict guests for policy violations.
