We stayed during a very rainy Memorial Day weekend in one of the Deluxe Cabins. Overall, we had a good stay and found the resort to be clean, well-maintained, and full of great amenities.

The grounds are beautiful, and we especially enjoyed the boardwalk along the water and the fishing piers. The food truck on-site served really good food, and the playground was a nice feature for families. The pool looked fantastic, although unfortunately the weather didn’t cooperate during our stay, so we didn’t get a chance to use it.

Our Deluxe Cabin was clean, comfortable, and well stocked. The beds were comfortable, the screened-in porch was a great place to relax when the wind and rain allowed it, and the concrete patio with outdoor seating was a nice touch. We also appreciated the trash pickup service throughout the day, which was much more convenient than having to take trash to a dumpster.

There were a few areas where the experience could be improved. The area around the fire pit at our cabin was extremely muddy. It appeared grass seed had recently been put down, but sod or another solution would have made the space much more usable, especially after rain.

The check-in process was also frustrating. We arrived around 2:00 PM and were told we could not check in until exactly 3:00 PM, even though our cabin appeared ready and unoccupied. When we returned at 2:50 PM, there was still hesitation to begin the check-in process, although we were eventually checked in and asked to complete paperwork that had already been submitted online. While I understand having policies in place, a little flexibility and efficiency would have been appreciated. I was also disappointed that guests must pay an additional fee to guarantee the specific cabin they select during the booking process.

One amenity I would love to see added in the future is a dog park or dedicated pet area. Since the resort is pet-friendly, having a space where dogs could safely run and play would be a great addition.

The biggest disappointment was the WiFi. Although WiFi is advertised, it was essentially unusable in our cabin. There were WiFi routers mounted on poles near the cabin, but the signal was not strong enough to work reliably. We were told the cabins had recently been moved and the WiFi had never been connected properly, and there was even a router inside our cabin that wasn’t hooked up. Because the weather kept us indoors more than expected, we ended up relying on our phone hotspot for the entire stay. When we contacted the office, we were told to continue using our hotspot or go to the recreation room if we wanted to watch TV. That response was disappointing. If WiFi is advertised as an amenity, it should be available, or guests should be informed ahead of time if there are known issues.

Despite these issues, we genuinely enjoyed many aspects of the resort. The location is beautiful, the cabins are comfortable, and the property offers a lot for families and outdoor enthusiasts. With a few improvements and better communication regarding amenities, this could easily be a five-star destination. We would definitely consider staying here again and look forward to seeing how the resort continues to grow and improve.

Lots of options. We stayed in the waterview glamping tent. Just right size. The DJ Saturday was great. All ages dancing. The grounds are very clean. Friendly people. One suggestion, make the showers senior friendly. Grab bars would help.

Beginning at check in. My family and I arrived early. About noon. We had asked if we could check in early and we were told the site was not ready yet. No worries we went off and decided to do something until 3 PM, which was my check in time. Come back at 3 and they say that the site is still not ready and they don’t know when it will be. I give them until 4 PM and they say it’s STILL not ready. I received a rude attitude from the check in lady and was told they couldn’t make housekeeping move any faster. At this point we had been driving all day and didn’t even know if we would have a place to stay for the night. I called AirBnB support and go around in circles and finally get someone who said they contacted the host. About 15 minutes later our host called and said the site was ready.

We check in and our experience at the front desk was totally different with exceptional customer service (different lady) and our time on site was great with good amenities and a clean environment. Would I come back? Maybe?

Unfortunately, this is the first time I've felt compelled to leave a negative review after staying at numerous RV resorts.

Our experience started on the wrong foot during check-in. The staff member at the main office was not welcoming and appeared to lack the customer service and hospitality skills you would expect from a resort.

As we drove to our site, it became apparent that the property has been suffering from deferred maintenance. Many of the RV sites had overgrown grass and weeds that looked as though they hadn't been maintained for quite some time. The sites themselves were not clean or well-kept, the waste bag dispensers at the dog stations were overflowing because the liners had not been replaced, and the dog park grass was approximately 6–8 inches high. The comfort station was also noticeably dirty and did not meet the standards one would expect from an RV resort.

This property has tremendous potential. The waterfront setting and views are absolutely spectacular, which makes it even more disappointing to see the condition of the facilities. I encourage the ownership of Chincoteague Bay RV Resort & Cottages to take a close look at how the property is being managed. Investing in routine maintenance, improving cleanliness, and providing staff with hospitality training would significantly enhance the guest experience.

I would also encourage management to respond not only to positive reviews but also to constructive criticism. Listening to guest feedback is one of the best ways to improve.

This is a beautiful location with incredible scenery, but based on our experience, it falls short of what most travelers would consider an RV resort. I sincerely hope management takes the opportunity to address these issues because this property has the potential to be truly outstanding.

We stayed last year (2025) and had a very positive experience. Unfortunately, this visit (2026) was a significant decline from that standard. What happened in one year?

Upon our arrival approximately 30 minutes earlier than expected we were told we could proceed to our site only if we paid an additional $35 fee. The interaction felt unwelcoming and not consistent with our prior experience at the resort.

We also observed multiple maintenance and cleanliness concerns during our stay:

The pool restroom was dirty and not properly maintained
Inside Pool umbrellas were shredded and in poor condition. The picture on the website does not depict the actual condition.
We had concerns about the overall cleanliness of the pool area
The pool water fountain was not working.

The bathhouse near our site was in unacceptable condition, including dirty showers, piles of hair in drains and visible bugs in sinks.

I asked for a partial refund of $135. They refunded us $10. We will not be returning....
This experience was in stark contrast to our stay last year, which was excellent.
