As the entrance sign says, "Stay overnight or stay forever". I have lived here for over 5 years now very peacefully. You can't beat having a small grassy area which is seldom found in an RV Park. It's a close knit community where neighbors look out for each other. Steve, the owner/manager is a great guy and fantastic manager. He has a fair and practical approach and is thorough and professional. There have been several enhancements made recently that shows Steves determination at keeping the park as a great park to live in. The rent is very reasonable and lower than other RV parks in the area which are not as nice. There are a large homeless population in the neighborhood. However, with the installed security cameras and everyone looking out for each they are seldom a problem. There is a very well maintained pool, lots of trees and shade, plus a welcoming atmosphere. Downside there is no laundry and the property maintenance guys can be challenging at times. Yet with the owners sense of fairness and professional yet friendly way of managing the park, these downsides are easily accepted. If your looking for an RV Park that provides a friendly safe environment with spacious lots with small yards and is reasonably priced, you can't beat Deserts Sands

Getting a spot can be challenging. Park stays full and it can take time to get in. Well worth the wait. Children are allowed. Yet the children living within the park are well mannered and are not disruptive to other tenants. Pet's are allowed, but it is expected they are leashed and cleaned up after. Parking can be challenging, yet it does provide room for 2 vehicles. Grounds nicely maintained with a landscaping service. Lots of local restaurants, Walmart, Walgreens plus more within a 5 minute drive. I think that about sums it up. It's just a great place to live!

Walking distance from 101 & I- 17.. no drugs, no loud people.. you cause drama, you get kicked out.. its very quiet by 8pm.. there are cameras, on property... no hard loud parties.. people over 35 +here. No speeding through the place. We all decorate for the holidays, and are very friendly, trusting. Respect each other. Help each other out, if u ask.

We love it here! We will be moving eventually but only because we have dreams of building a farm outside of the city ;however for now this is the absolute best place to be in the city and I have lived here in Arizona 30 years of my life.

We have grass, amazing neighbors, kind incredible workers, a pool,pride of ownership, each community member with their own skills and contributions. It's been absolutely amazing 2 years.

Management is incredible here.
We have community standards.
DO NOT PARK ON GRASS !!!!!!!
RESPECT privacy
Friendly community
So on. . .
Would 100 % reccomend to qualified neighbors.

Clean RV park with friendly people and staff. Very welcoming. Trying to get a spot was a little more complicated than need be but I'm glad we were persistent. Trees are a must in Arizona and they have plenty- as well as grass lots, which is a nice change of pace when in Phoenix. Diving Pool is awesome. Only downside is that there is no laundry room. Which is fine because your centrally located to everything you'd need within a few minutes drive in any direction. We stayed almost 6 months and it's a tight knit community. I liked it.

Stayed here for two months. It was a good experience and everyone was really nice. The pool is very convenient to cool off in. I never had any issues. If you plan to use the restroom facilities, not that they are terrible, but in general because they are more public, I'd recommend getting some Clorox wipes to clean the seats. Again not that the bathrooms were terrible, but just good practice because they are more public (but not public). Hook ups work well, and the spaces are good sized. There are several spots with mature trees. Downside to the area is some of the transient population, but I stayed here for two months in a pop up camper and never had a single issue.
