Policies & Rules

Guests

  • All reservations require that all guests be over the age of 35 years old. We are an adult-only RV Park
  • Good Sam discounts are honored for Valid Members. We will verify this before arrival and adjust if necessary.
  • Please respect other guests and remember that sound travels.
  • Registered campers are responsible for their guests and for ensuring they register with the office and obey all RV Park policies. All visitors must exit the RV Park by 9 pm.
  • Rest rooms and Showers: Rest rooms are for the exclusive use of our registered and paying guests.

Deposit

  • Check in hours are 1pm-6pm. If you are unable to arrive prior to office closing prior arrangements will need to be made by contacting us prior @ 719-275-1900, or you will have to wait until 8am when office opens to occupy a site. NO credit or refund for failure to notify campground that you will be late. Please use communication for all involved. We understand emergencies and breakdowns happen.   • Early check-in may be available with a small charge not to exceed $10, if site is available. Check-ins prior to 11am will be required to pay for the previous day/night.
  • Check-out time is at 11:00 AM. If you wish to extend your stay, please notify the office prior to 10.a.m. A Free Parking area is provided for late departures. Departures later than 11 a.m. will be charged $10 per hour or portion of until 1 p.m. when they will be charged for the entire day. Parking area is available to avoid fees.
  • All guests and visitors must be over the age of 35 and will be required to pay a $8 per person fee daily. 2 adults included with site reservation.
  • Reservations made direct will be charged a 50% deposit. Balance is due 14 days prior to arrival.
  • Online Reservation will be charged 100% at time of Booking.
  •  Early departures, No Shows and Arriving after office closes will not be credited or refunded.
  •  If we are forced to close due to Act of God or Local Government we will refund 100% via bank check provided reservation was during the applicable dates of closure.
  •  If you wish to secure a refund you must purchase cancellation insurance when making reservation. Without this you will only receive credit as noted above.
  •  Glamping Tents have Evaporated Cooler and Ceiling Fan, Small Refrigerator and Coffee Maker.
  •  $50 Key Deposit collected at Check In.
  •  $50 Key Deposit Collected at Check In. If credit card is used a $5 usage fee will be charged
  •  Bad Manners or disregard for our policies will result in your being asked to leave without a refund.

Parking

  • Valid ID and Credit Card required upon registration.
  • Speed Limit in the entire park is 5 mph. If it seems too slow you are probably within the limit.
  • We truck all of our potable water. NO washing of RVs or Vehicles. Please report any leaks to the Office.
  • One RV plus one vehicle per RV site and one vehicle per Glamping or Cabin site. Over Flow parking is available
  • Riding of Dirt bikes, Motor Scooters, Segways, Electric Carts or ATV’s is not allowed on campground property, nor is operation of any vehicle by a person without a valid driver’s license.
  •  One RV plus one vehicle per RV site. We have an overflow site if needed.
  •  To be Classified as an RV you will need Electric, Water and Sewer connections attached to the vehicle
  •  No SUVs, cars, mini vans, cargo trailers or homemade campers or refurbished School Buses to be used as sleeping quarters.
  •  NO Washing of RV or vehicles. Windshields may be washed with a bucket and sponge. $50 fine if caught washing vehicle. NO off-site vendors permitted.
  •  Oil changes or major repairs to vehicles are not permitted. Mobile repair services are required to check in with the office prior to working on our property.
  •  No Diving, Flips, Acrobatics, Cartwheels or Handstands into pool.

Safety

  • All RV sites, all Glamping tent sites, and Cabins have fire rings and picnic tables.
  • All Campfires must be extinguished by midnight and socializing moved inside.
  • Fire Bans when imposed by County, State and Local authorities will be adhered to.
  • Firearms / Fireworks, (including bows and bb guns), are not permitted in the RV Park.
  •  Picnic Table and Fire Ring with Fold down Grate are located outside of each Cabin.
  • No Lifeguard on Duty, Swim at your own risk. Use Safety and the Buddy system.
  •  No Alcohol or Glass Containers in Pool or Hot Tub area.

Pets

  • 2 Pets are Free. Additional pet available for $8 per day, No pets are permitted at the Glamping sites or Cabin sites. See pet policy guidelines below.
  • Please do not tie anything to our trees ie: Hammocks, Lights, Pets or Awnings.
  •  Horse Trailers with a certified living area are permitted. Livestock area must be clean and free of animal by product & odor. Not everyone appreciates livestock.
  •  No Pets permitted in or at the Glamping Tents.
  •  No Pets permitted in cabins nor are they permitted to be kept outside.
  •  2 pets permitted free per RV site. 1 additional pet permitted $8 per day.
  •  All owners must be on a max. 6ft leash attached to their pet while in RV Park
  •  Pet owners must pick up pet waste. Minimum $25 fee if reported or viewed on surveillance cameras.
  •  When you are at the puppy park you must stay with the pet.
  •  No pets are to remain unattended outside. They get lonely and tend to bark. No excessive barking. If leaving a pet indoors while out, please try to close blinds and turn on a radio or the tv to distract pet.
  •  Aggressive pets are not permitted. Certain breeds are not allowed. (Pit bull, Doberman, Rottweiler or mixes of these)
  •  No tying of pets to signs or trees. Please hook their leash to your RV if necessary.
  •  Pet fencing or kennels outside of RV or Campsite limited to 3'x4'. Fence must be tight to RV.
  •  Pets must be current on vaccines.
  •  No pets are permitted in Glamping Tents, Cabins, Pool, Bathrooms, Meeting Room or Clubhouse Building.
  •  Service Animals – Service animals must be always leashed and with their handler.
  •  A comfort pet is not a service animal and is not allowed in Glamping Tents, Cabins, Pool Area, Office Building or Bathrooms.
  •  Certified service animals are allowed in the Glamping Tents and Cabins, but a fee will be assessed for any damage or excessive cleaning required. Minimum charge of $50.
  •  If your service animal is off leash, approaches, sniffs or is aggressive to other people or pets, we will not consider it a service animal.
  •  If you fraudulently represent a pet as a service animal to gain entry to a glamping tent or cabin, or to get an aggressive breed dog into our resort, you will be removed from our property with no refund.

General

  • All Rates are based upon 2 people. Maximum # of occupants per site, varies by site and type. Ask before reserving.
  • No flying or operation of Drones is permitted on or over campground property
  • Please respect the privacy of your neighbors and do not walk across occupied sites.
  • No clotheslines or hanging laundry, we have very nice laundry facilities for your use. Dryers are available in Laundry.
  • No Solid-Sided Tents permitted. Shade/Bug structures must be see-thru with a maximum footprint of 144 sq.ft.
  • We reserve the Right to Refuse Service to Anyone.
  •  Only Credit for future camping will be issued based upon the terms listed below.
  •  Cancellations within 5 days of arrival will be responsible for entire reservation. No Changes or Credit.
  •  Cancellations/Changes 6 days prior to arrival will receive a credit of the amount paid.
  •  Reservations of more than 10 nights, Monthly, Special Events and Holidays will not be eligible for any credit
  •  All credit will be good from the cancellation date for 365 days. Re booking will be necessary and credit is non-transferable with no actual cash value other than nightly camping credit. One time usage. Based upon availability.
  •  Cancellations and Changes must be submitted via e-mail: [email protected].
  •  Reservation/Cancellation will not be based upon: weather, vehicular failure, job, scheduling, health.
  •  RV’s 28' and over will be assigned sites which have both 30- and 50-amp electrical service available.
  •  RVs must be self-contained and functioning if our bathrooms/showers are not open.
  •  Maximum of 5 people registered per RV site; all must be over 35yrs old.
  •  Sewer Hoses: All hoses require 90 elbows and tight-fitting connections per Fremont County & Colorado codes.
  •  Glamping Tents are restricted to 2 adults over the age of 35.
  •  Linens/ Pillows and necessities are provided at all Glamping Tents.
  •  Cabins are equipped with Air Conditioning.
  •  Cabins sleep 2 people regardless of age, no exceptions. Must be minimum age of 35.
  •  No Tents or Tent Campers permitted outside of Cabins.
  •  Linens/Pillows along with Towels are included with all Cabins.
  •  Proper swimming attire required.
  •  No Running
  •  Pool & Hot Tub will close immediately upon adverse weather conditions, or lightning strikes. Reopening will occur no sooner than 30 minutes after closing.
  •  Violators will forfeit pool privileges for length of stay.

Noise

  • Quiet Hours are from 10:00 PM to 7:00 AM. No outside speakers, car radios or loud music at any time.
  •  Observe posted rules and hours. Pool & Hot Tub open @ 9am. Pool closes at 7:00 p.m. Hot Tub closes at 10pm.

Smoking

  •  Glamping Tents are non-smoking.

Check-out

  •  Glamping Tents will be inspected at Check-out. Guests will be responsible for any damage or broken items.
