Policies & Rules
Deposit
- Payments Accepted: Cash App, software invoice (8% processing fee), check or money order in the drop box, cash left in the drop box is not accepted and cannot be verified. All cash payments must be made directly to management to receive a receipt.
- Primary Camper: The individual registering and signing for the site must be at least 21 years of age. Valid photo ID may be required at check-in to verify age. Reservations made by individuals under 21 are subject to cancellation without refund. Reservations are not required but recommended.
- Additional Occupants: If occupancy exceeds five (5) people and the additional person is over the age of 5, an additional fee of $25 per month for long-term stays or $5 per night for short-term stays will apply.
- Visitors: All visitors must notify the office upon arrival. Visitors are allowed from 7:00 AM to 10:00 PM. Overnight visitors are subject to an additional fee of $5 per night or $75 per month. All visitors must comply with park rules and regulations. Guests are responsible for the actions and behavior of their visitors at all times.
- RV Cleanliness: RVs must be kept clean and in good condition. If your RV becomes noticeably dirty, you will be asked to wash it. Failure to comply may result in eviction from the park. A $10 water fee applies to all RV washes conducted on-site. - Monthly Rent: Due on the 1st of each month. A $55 late fee will be added on the 6th.
- Weekly/Daily Rent: A $10 late fee will be applied for each day late.
- Checks Payable To: Bear Tracks RV Park; a $35 fee applies to all returned checks or failed payment transactions.
- Early Departure Policy: No refunds will be issued for early departure. Guests who choose to leave before the end of their reserved stay will forfeit any remaining balance.

- Maximum Occupancy: 5 people per site (2 adults and up to 3 children under 18).
- RV Policy: All RVs must be 10 years old or newer, unless approved by management.
- Restrooms/Showers: Please keep restrooms and showers clean. Report any issues to management. Any personal shower items left behind will be disposed of.

- 11. Prohibited Items
- Other Items: No trailers, ATVs, Pop-up campers, structures or boats without management approval. No tents, clotheslines, or satellite dishes allowed.
- Behavior: Excessive barking or aggressive behavior will not be tolerated.
- Children: Children under 12 must be accompanied by an adult.
- Swim at Your Own Risk: No lifeguard on duty.
- Supervision: Children under 14 must be accompanied by an adult.
- Behavior: No running, diving, roughhousing, or disruptive conduct.
- Cleanliness: Shower before entering. Proper swim attire required. No food in or beside the pool.
- Food/Drink: No food or drinks, including glass or glass bottles, are allowed in the pool or fenced pool area.
- Private Events: During clubhouse parties, campers may use showers and laundry as usual. The pool remains open, but please be respectful and avoid disrupting the event.
- 15. Respect for Others
- Behavior: Disorderly conduct or abusive language will not be tolerated.
- 16. Maintenance and Upkeep
- Site Maintenance: Please keep your site clean and free of clutter.
- Appearance Standards: RVs must be maintained in a clean and orderly manner. Management reserves the right to address any issues regarding the condition or appearance of your RV or campsite.

Noise
- Pay in person at Anderson Construction, 6188 Hwy 198 E during office hours M-F 8:00am-4:30pm
- Quiet Hours: 10:00 PM to 7:00 AM Please respect your neighbors by keeping noise levels down during these hours.
- Hours: 10:00 AM β 8:00 PM (seasonal)
- Noise Control: Please keep music and other noise at a respectful level.

Parking
- Speed Limit: 5 mph throughout the park. Please drive slowly and be mindful of pedestrians and children.
- Additional Vehicles: Limit 2 vehicles per site. Extra vehicles may be parked in designated areas if space allows.
- Firearms: Not permitted unless secured within a locked vehicle or RV.
- Vehicle & RV Maintenance: No vehicle or RV maintenance or repairs are permitted anywhere within the park. - Washing Personal Vehicles: Not permitted anywhere on park property.
- Insurance: Guests are encouraged to carry personal insurance.
- Bear Tracks RV Park has a mature pecan tree located in the 30-amp section of the park. Guests who choose to park in this area acknowledge and accept that parking under or near the pecan tree is done at their own risk. By signing and agreeing to these Terms and Conditions, guests agree that Bear Tracks RV Park, its owners, and management shall not be held responsible or liable for any damage, loss, or injury caused by falling pecans, nuts, limbs, branches, or any other part of the tree to campers, vehicles, equipment, or personal property.
Guests
- Residency: Anyone leasing a site at our park is considered a guest and residency is not implied nor entitled to.
- Guest Limit: Limit 2 guests per site in pool area; 20-person max occupancy. Pool is primarily for paying campers. Please be courteous and keep the area clean.
Safety
- Campfires: Allowed only in designated fire rings. Do not leave fires unattended, and ensure they are completely extinguished before leaving or going to bed.
- Trash: Please dispose of all trash in the designated dumpster on site. Trash is for daily household use onlyβnot for move-outs, remodeling projects, or large item disposal.
- Fireworks & Explosives: Strictly prohibited.
- Drugs & Alcohol: Illegal drugs are prohibited. Alcohol is permitted at your site and should be consumed responsibly.
- Children: Parents are responsible for the safety and actions of their children.
- Waiver: The park is not responsible for loss, damage, or injury. Use facilities at your own risk.
Pets
- Laundry: Open daily from 7:00 AM to 10:00 PM. Coin-operated (quarters only); no change machine. Bring your own detergent. Do not overload machines; remove items promptly. Clean lint traps after use. Prohibited: greasy, chemical-laden items, pet bedding, and dyeing/bleaching. Children must be supervised. Bear Tracks RV Park is not responsible for lost or damaged items.
- Leash & Supervision: Pets must always be leashed (6 ft or shorter) and never left unattended outside.
- Clean-Up: Owners must clean up after pets immediately.
- Restricted Areas: Pets are not allowed in common areas including clubhouse, restrooms, playgrounds, pool, or picnic areas. Management reserves the right to ask disruptive pets to leave.
- Supervision: All dogs must be supervised at all times.
- Behavior: Aggressive dogs are not allowed. If your dog becomes aggressive, please remove it immediately.
- Leash Policy: Dogs may be off-leash only within the dog park.
- Clean-Up: Please clean up after your pet immediately.
- Health: Dogs must be vaccinated and in good health.
- Pets: Not allowed in the pool or pool area.
- By signing these rules and conditions and using the facilities at Bear Tracks RV Park, all Guests and their Visitors accept this Release of Liability and agree to release, indemnify, and hold harmless Bear Tracks RV Park, its owners, employees, and affiliates from any claims, damages, injuries, or expenses arising from the use of the park and its amenities. This includes, but is not limited to: encounters with wildlife or natural hazards (e.g., falling limbs, uneven terrain, severe weather); slips, falls, or injuries on wet or uneven surfaces (including the clubhouse, pool area, and restrooms); use of the pool or other recreational areas; use of electrical, water, or sewer hookups; vehicle accidents or collisions within the park; and theft or loss of personal property. Guests are responsible for ensuring their Visitors comply with all park rules, including pet supervision, proper waste disposal, avoidance of wildlife, and prompt reporting of any incidents. Use of the park constitutes acknowledgment and acceptance of these terms and all associated risks.
