We have lived here for 10 months and have thoroughly enjoyed being here. The park is just what we need and the owner (Tina) is very friendly, flexible, and responsive. We have had great neighbors on each side of us. The rent has increased one time, but is still over $200 a month cheaper than some of the other parks. The new restaurant (Sonny’s) is really good and is in walking distance. It is a pretty quiet and clean place to live. We do have two dogs, and we have had no issues with the pet rules and have not had any issues with other people’s pets. The pads seem very level and are all concrete. I guess my only concern living here is that it doesn’t have a storm shelter, but you can shelter at the high school which is nearby and there are other options for storm shelters. Overall, we are very happy here and plan to stay long-term.

We stayed at this RV park for about 2.5 years, so this review comes from long-term experience rather than a short visit.
The biggest concern is the value for the price. When we first moved in during 2023, rent was $475 per month. Since then, rates have increased multiple times, eventually reaching $627. While some increases can be understandable due to rising utility costs, communication regarding these changes could be much clearer. The most recent increase was presented in a mass text message and felt abrupt.
For the current price point, I would expect better amenities and maintenance. The park does offer concrete pads, which is a plus, and the location may be convenient depending on where you work. Beyond that, there aren't many amenities that justify the cost compared to other parks in the area.
The laundry room is still coin-operated only, with no card payment options. The machines are adequate but not industrial-grade. The bathroom renovations appear to have been done cheaply, and maintenance can be inconsistent. One shower requires turning the handle toward the cold side to get hot water, and cleanliness is hit-or-miss. It's common to find hair on the shower walls, dirty sinks, or debris around restroom areas.
Another issue is rule enforcement. During our time there, policies often seemed to depend on who you were and your relationship with management. Some residents appeared to receive more flexibility than others. If disagreements arose involving individuals who had close relationships with management, it often felt like decisions had already been made before hearing all sides.
The atmosphere can also be unpredictable. At times everything is relaxed and friendly, while other interactions can feel unnecessarily confrontational. Consistency in communication and management would go a long way toward improving the resident experience.
Pet owners should also be aware that leash rules are not always consistently followed by residents. We frequently observed dogs off leash despite posted rules requiring leashes. At the same time, responsible pet owners may find themselves closely monitored to ensure compliance.
One additional concern is mail handling. I would not recommend using the park as your primary mailing address if you have other options available. On multiple occasions, we walked into the office and observed packages left unattended as well as personal mail containing sensitive information sitting openly on or around the reception area. From what we observed, there did not appear to be a particularly secure system for organizing and storing residents' mail. Because of that, I would strongly recommend obtaining a PO Box through USPS or a mailbox service such as UPS if possible. Personally, I would feel more comfortable having sensitive documents and packages delivered through a service that provides a more secure and controlled method of handling mail.
Overall, if you're looking for a short-term stay of a few days or a couple of weeks, this park may meet your needs. However, for long-term residents, I would encourage comparing other RV parks in the area before committing. Given the current pricing, there are locations that offer better amenities, maintenance, and overall value.

We came here for an overnight stay 2 weeks ago we stayed at 1515 south Rock Island road the overnight stay was okay. 2 weeks later we are staying in there over flow yard its crap the train tracks are 50 feet away and we are backed up against the main road the address for this spot is 1502 south Rock Island road. This part of the park is crap. Don't stay here.

Very clean and neat park. Easy on and off from I-40. Full hook-ups with concrete pads and 50-amps. Friendly service, easy check-in.
