Cumberland Valley RV Ranch

Stayed here for about a year and a half. When we first moved in, it was a nice place to stay. There was an on-site manager who was helpful and kept things running as management should. The location in the woods is beautiful and peaceful. The main downside is the nearby landfill, which is visible and can sometimes smell.

At first, the rent was reasonable. Over time, though, there was no longer management on-site and the overall upkeep started lacking. Later, when the state pipeline project came through, the owner divided up many of the sites to accommodate workers. That’s his choice as the owner, but it made the spaces much smaller.

After that, rent increased significantly — not just a small increase, but enough that we decided to move elsewhere. In my opinion, this location is now more suitable for temporary workers than for families or vacation stays. If you're looking for a family-friendly RV resort experience, there are much nicer places available.

My family and I stayed here for over a year while my husband worked, we saw a lot while staying. When we first arrived it wasn’t too bad but it sits at the base of a land field. Lot fees were the cheapest in the area at that time. While staying there the hostess moved off site leaving no one there for maintenance or help. Little to any maintenance and up keep was done and if you had a problem it took awhile to get a response. We were at the bottom of the hill the septic was at the edge of our site , it started pushing up into the yard and drainage pushing up around it. The response and fix was to dump rocks to cover the spot, it caused it to get worse and run into the road and stand in other spots, the smell was so bad you couldn’t be out when it was standing.
The owner decided to expand which is great for him but didn’t notify the tenants and started cutting through the sites and moving our belongings without notice. Was very rude when approached about the situation.
WiFi service is awful and while the bath house and laundry are free that’s a perk when they were being maintained well. Before moving they raised our rent and didn’t fix any issue or concerns we had voiced.

We stayed here on and off for about 1.5 years working in the area, like many others. In the beginning, we really liked it. The location is tucked into the woods and hills, with plenty of wildlife around. It’s a quiet small-town setting, and having Walmart and Tractor Supply nearby is convenient. The campground also offers a bathhouse, laundry facilities, pet stations, and a fenced dog area, which are all nice amenities, when being taken care of regularly which was also an issue.

I originally rated this place 3.5 stars, but due to several recent changes, I’ve lowered it to 2

One major issue is the nearby landfill. This wasn’t a noticeable problem when we first arrived, but since the start of the year, it has become very visible—you can see trash coming down the hill. There’s also increased truck traffic, along with constant dust and noise.

Another concern is the lack of on-site management. There is no camp host or manager present, which can make it difficult to address issues. In my opinion, there should at least be someone available during weekday business hours, along with a reliable after-hours emergency contact.

The most frustrating experience was the recent construction of new sites. Campers were not given any notice that areas would be cleared, lots dug up, or trees removed. There was no communication about moving personal items, which was very disappointing.

I also experienced reduced water pressure, likely due to sharing a meter with neighboring sites. Additionally, a new site was built over a drainage ditch, and overall drainage across the property seems poorly managed. Water frequently collects at the bottom of the hill, creating standing water with an unpleasant odor.
There is also a green zinc pond upon entering the campground which also has an odor.
These things are concerning and make me question health safety.
On top of these issues, lot prices have increased significantly, which doesn’t match the current conditions.

Overall, this might be an acceptable option for traveling workers or those looking for a quick overnight spot However, if you’re looking for a quiet, family-friendly campground, this may not be the best fit.

If I could give 0 stars I would. The only thing enjoyable about this place is the wildlife and the neighbors.

The management is completely unprofessional. If they find out you are not renewing you get snarky remarks. They will come drive up and down the hill to watch you. Then try to act all kind and friendly when they need something from you. The sewage is leaking at the spot closest to the dumpster causing repetitive respiratory issues for renters. Speaking of the dumpster, if you hate an overflowing dumpster, you will also hate that the spot is in constant viewing and smelling distance of the town’s landfill. In addition to this, the Zinc mine close to the entrance features a zinc pond which, you guessed it, also smells!
The owner intends to continue to up the rates, becoming one of the most expensive in the area without having NEAR the amount of amenities as campgrounds the same price. The only amenities that are “mostly functional” include the bathhouse and the “dog park.” The WiFi included as an amenity is horrible and management is now saying in order to use the WiFi, you need to pay extra for it and have it hard wired into your spot. When anyone asks for a hard connection, they refuse to add it to old spots, only to the 20 something spots they built into the camp ground. There have also been issues with electrical boxes catching fire and not being handled properly. This place is no longer “unenjoyable” it is a health/safety hazard for anyone living here. Please do NOT consider moving here if you value your health or wallet.

When we first moved here, everything was great. Proper management. Attention to any issues within the grounds. Now the entire place is a dump ran by the same person just trying to make some cash off of the pipeline workers coming in.
I would not recommend to even my worst enemy.

I’ve been staying here since mid December 2025. I’m in the area for work like many others. The management team has been to work with and they communicate very well.

The park offers free WiFi, free washers and dryers that were recently replaced with all new equipment. They also have several showers available free of charge.

The park is quiet. Good water pressure and electric is a flat rate which is nice during cold or hot temps!

I would definitely recommend this park!
