Bay Landing was great. From the moment we checked in until we left, the staff was outstanding. They were very helpful with our requests. We will definitely be back

I only have this place at 1 because I couldn't give it a 0. From the start, they were extremely rude and did not care. We got to the ranger station and nobody was there. There was a line of people waiting to check in. Had to call the phone number several times to get someone to answer. Then he told us the gate code and hung up. We waited for 20 minutes and then someone finally showed up. He casually strolled to the building, let us in and we told him we were there to check in. He tossed our paperwork on the counter and it was then I learned there was no sewer to our site. We are disabled and can't drag a cart to the dump station. I asked him if there were sites that had sewer and he said yes but, they are all filled with annuals. Then told us that there was a honey wagon that comes around twice a week and that they charge $10. I said that I wasnt told there was no sewer when I booked and he rudely asked me if I wanted to cancel my reservation. I drove 9 hours to this place and was really looking forward to it. We stayed that night and left in the morning.

I came here to live for work very nice sounding people friendly faces but they just want money, make sure you read all of thier paper work very well before you sign anything I’m stuck paying for a membership until 2027 I made it very clear I wanted the shortest term possible and when you try to call them to cancel it they will transfer you 20 times and you will eventually make it to an automated message telling you can sign up to be on a call back list they are not going to call you back. All the public utilities barely work(crack in the shower floors, temperature adjustment did not work in some of them, and the washers and dryers do not work sometimes) the lawncare services won’t weedeat either it was a very unflattering experience overall. Make sure if you are living there you don’t go from 30amp to 50amp because you will not be able to switch spots. A certain amount of electricity was included in our lease but we ended up going over that amount every month somehow(we could only run one ac unit because they wouldn’t let us switch spots) and we’re still being billed for electricity after we left and took our camper for some reason. Tank emptying services also didn’t empty tanks all the way I’m not sure if that’s procedure but on average they only drained half. Good place to vacation but I do not recommend living there.

This place is a dump, to put it nicely. Restrooms are nasty, stall doors have no locks. I wouldn't even wash my dogs blanket in the laundry room. Plus if you want to take a shower, make sure they are not filling the pool because then there is no water pressure. Access to the lake is very limited. Our site # was in the 180 something. Very long trek to dumpster and restroom. I think people who pay money for a membership at Thousand Trails are really stupid using this park as an example
