Policies & Rules

Arrival & departure

  • Contact the office via app, text, call, or email; office is closed on Sundays.
  • Check-in is from 2:30 PM to 5 PM; check-out is at 11 AM; notify the office for extensions.

Pets

  • Keep pets leashed and controlled at all times; clean up after them to avoid fines.
  • I understand the rules and rental conditions upon which I am renting accommodations, venue/event areas, equipment, and using the rest of the associated property … lodging, camping and use of the swimming/bathing facilities. The sole responsibility for my safety lies with me. In agreeing to this, I acknowledge that outdoor and water activities and exposure to the natural elements and animals can be dangerous and sometimes result in injury and even death. Water facilities contain inherent risks, animals and insects can threaten and infect or injure, and exposure to the elements can cause hypothermia, and sunburn, among other risks inherent in participating in camping, outdoor, and water activities. Alcohol and/or drugs do not mix safely with any outdoor activity.

Safety & rules

  • Smoking is only allowed in designated areas; keep the park clean by disposing of waste properly.
  • Observe a 10 MPH speed limit and be cautious of park users and wildlife.
  • Carry a flashlight after dark for safety.
  • Keep music volume low; quiet hours are from 10:30 PM to 7:30 AM.
  • Proper attire (shoes and shirts) is required in common areas and the office.
  • Swim at your own risk; children under 16 must be supervised; no diving allowed.
  • Shower before entering the pool to maintain cleanliness.
  • No running in the pool area; walk to avoid injuries.
  • Do not tamper with safety equipment in the pool area.
  • No roughhousing in the pool area to ensure safety.
  • Please clean up the pool area before leaving.
  • Smoking is prohibited in the pool area.
  • Do not dispose of trash in the fire pit; clean the area after use.
  • Thank you for following the rules for a safe and enjoyable experience.

Fees & deposits

  • Notify the office of all guests; fees apply for additional guests and pets.
  • A major credit card is needed for reservations; full payment is charged at booking.
  • Payment can be made via credit card, cash, or money orders; checks are not accepted.
  • Bring exact cash amounts for the first month; credit cards are still required on file.

Vehicles & parking

  • Parking is restricted to designated areas; no parking in unauthorized spaces.
  • Vehicle washing on-site is prohibited; use a car wash instead.
  • Major vehicle repairs are prohibited on-site; check local services for assistance.
  • Major mechanical work is prohibited; minor repairs may be done in the gravel area for a short time.
  • Park only in your designated spot; avoid walking through occupied sites.

Utilities

  • Sewer connections must meet state law requirements; only flush bodily fluids and toilet paper.
  • State law prohibits ground disposal of wastewater; use sewer drains only.
  • Electric meter readings occur monthly; late fees apply after the second day of non-payment.

  • Use laundry facilities responsibly; keep the area clean and do not hang clothes outside.
  • Sites include essential utilities; site lock fees apply for specific reservations.
  • Wristbands are required in the pool area; return them upon exiting.
  • Visitors must obtain colored wristbands for pool access; waiver proof is required.

Wildlife & food storage

  • Fishing is catch & release; swimming is not allowed; adults must supervise children.

Fires & fuel

  • Use the fire pit with caution and responsibility.
  • Fire pit use is restricted during burn bans.
  • Ensure the gas is turned off after use.
  • Smoking is prohibited in the fire pit area.

Guests

  • We hope your stay will be relaxing and enjoyable. While you are here, we have a few guidelines that we would like to pass along to you so that everyone has a good time. Your guests also need to follow our guidelines. We do have cameras throughout our park for added security.
  • BATL Ranch RV Resort Poolside (swimming pool area), will be open from May 15th to October 15th. The pool area itself is open year-round as a venue for special events and all bookings must go through the park office management. Please find below the list of the pool area, swimming pool, and fire pit rules. You must read and sign this document to receive your wristbands to gain access to the swimming pool at BATL Ranch RV Resort. You will receive the number of wristbands for the number/names of people listed on your booking forms as approved guests. This is a private pool (not open to the public). We are glad that you are here; and want you, your family, and park members, to enjoy the swimming pool at BATL Ranch RV Resort. We also want everyone to be safe, and courteous and have a fun time while here.

Deposit

  • I certify that I am over the age of 18 (and assume responsibility for those in my charge under the age of 18). I hereby assume all legal responsibility for bodily injury to myself or any other person and property as a result of my visit to BATL Ranch RV Resort and use operation, or possession of equipment hired or loaned to me. Acknowledging this, I accept complete responsibility for myself and the minor children in my charge and visit BATL Ranch RV Resort Campground and associated properties and engage in activities or events at BATL Ranch RV Resort at my own risk. In the event that any third party or guest of mine asserts any claim against BATL Ranch RV Resort or its owners, I hereby agree to indemnify BATL Ranch RV Resort and/or its owners for all liability, costs, or related expenses incurred as a result of such action. I acknowledge that I will be responsible for their attorney’s fees, court costs, and any judgment issued against them either by a third party brought onto the property by me, or by myself or any family member. I acknowledge that I will indemnify and hold harmless BATL Ranch RV and its owners for any liability that they may incur. I also acknowledge that all third parties brought onto the property by myself shall be third-party beneficiaries to the arbitration clause within the rental agreement and shall be bound by the same.
