Quaint facility, great pools, friendly, helpful, accommodating staff. Nice location just off 35, without a lot of the interste noise. Easy enough access to New Braunfels, with Austin, and San Antonio areas within an hour or so drive.
Average size camp pads, a little tight in some spots. My pad was leveling.

Came here for a July 4th baseball tournament. Our entire team was able to be accommodated. We actually had 4 different teams within our origination staying here. Cabins were clean and well kept. I would recommend a small fan and an extension cord to be included in your packing list as the plugs are very sparsely located.

We’ve stayed here twice now on 2 different kids of cabins. Great location to float the river. Pool is good for the kids. This isn’t a 5 star hotel, it is an RV and cabin park just as it is marketed. Rooms have always been clean.

Never again. This is NOT an RV retreat. This is a an RV park with almost all spots filled with people living there full time. Even the cottages have people living in there full time. They are in the process of adding an entire row of modular homes to the property now. More full time living no doubt. We paid an average of over $100 a night for the 3 nights we stayed. When we stayed here a year ago there were security gates and things were looking rough. This year confirmed its just continuing to deteriorate. No security gates and non stop traffic through the park. The roads have huge potholes and dips everywhere. Our spot had a wooden picnic table that just needed to be thrown away. Splintered and a large hole in the seat. The water connection had been leaking for a long time and was just a giant mud hole. The website says units that are over 10 years old will need to be inspected... half the units there look like they've sat in that exact spot at least 10 years. The trailer next to us wasn't 10 years old, but it looked like a salvage unit - missing the entire fender skirt and a huge piece missing of the top corner. So many units probably couldn't be towed away even if they wanted to. Just in awful shape. Broken junk surrounded many RVs. The sites are gravel and unlevel. If you're traveling and want a nice, clean place to stay, and are paying good money, pass this one by.

Room wasn’t cleaned prior me checking in. Had to put my own sheets on bed. Put up my own shower curtain. Coffee cup from
Previous renter still in sink. Previous renter paperwork still sitting on counter by sink. A roach crawling on my headboard as I was crawling into bed Saturday night. I reported it twice and sent email and not one manager has contacted me.
