Overall just a really nice RV park. Scenic view of the Dunlap Dam with a small park. They offer fishing, canoeing, and swimming in the river. It is quiet little RV park. Tina is great! They have a laundry facility, restrooms and showers up at the front. They have a small dog park for people to take their dogs. Tina is always so nice and friendly when you approach her and talk to her.

I have to say that the location was great! The service on the other hand was trouble!!!!! We checked in and upon arrival the girl working the front desk told us that we could pay for the week and would be good to pay for another week the following week after. That following week after came and the manager told us that she rented out our spots and that we had to leave. After trying to talk to her(the manager) about it. She (the manager) told us that that girl had no right to tell us that she is basically just a warm body that works there! And told us that that girl told her that we didn’t want to stay another week! They have cameras and we asked to watch the cameras and she could see and hear the conversation that we had with the girl and see that we cleaned to stay that week. The manager then told us that she could do that but she didn’t have it in her to watch the cameras. How can you run a business and treat people (paying customers) that way. I would never recommend this park to anyone to stay at! I would give it negative stars for the service if that was an option but it is not so one is the lowest I can go. There are far better parks to stay at. River run 14 mins up the road has more stuff and a pool and a far better and nicer customer service so I would stay there instead of the dam park! Avoid this place at all costs because they don’t care about their customers just your money!!!!

Just want to start off with this place sucked since we got there. We got told that we had our spot reserved for two weeks but we didn’t know if we was gonna stay the second week so we paid for the first week and (THEY TOLD US) that they would block the other week for us so that NOBODY could reserve it. Well lo and behold got told that we had to be out of our spot because somebody reserved our spot for our second week so my wife and sister in law went down to show the (not so good educated manager) the paper that clearly said that our second week was blocked for us on July 7th. We told the lady that the other girl said she would hold them for us but the (not so educated) manager said she had no right to tell us that. When we told her to look at the cameras and listen to the conversation she had the audacity to say “ I would but I don’t have it in me to go look at the cameras” like come on your just sitting there and you can’t go back and look at 8 mins of footage. So if you are looking for a fun river spot, nice spots and a all around good time you might just want to skip this park and go to the one across the road. In one of our spots the 30 amp breaker was bad and they was to lazy to fix it so we had to take time during the heat of the day with no air on in the camper to go buy a 50 amp adapter. And if you ran anything else besides your air conditioner the breaker still blowed. I would strongly recommend going across the street or river city rv park where they was so much nicer and was really helpful to help us out considering the conditions we came from. Plus river city has bigger spots and your neighbors don’t complain at you as soon as your walking out your door. The parking sucks I mean if your drive a Prius or some little box car your fine but anything else you just won’t have no room.

Really nice little park. Clean, clean, clean. Laundry works. Tina is super. There's a handful of full-timers, but you can't tell, everything is put away. And the full-timers are almost as nice as Tina! Good dog park, and beautiful view. Just far enough off the main road that there's no noise, but you're close to town.

We truly enjoyed our stay at this RV resort on the Guadalupe River. The property was quiet, clean, and absolutely beautiful—a perfect place to relax and unwind. The river access was fantastic, and our kids had the best time fishing and playing pickleball. There was plenty to keep them active while we soaked in the peaceful atmosphere.
Tina and Barry were incredibly friendly and welcoming, which made our stay even more enjoyable. It’s always nice to feel genuinely appreciated as guests.
We would absolutely recommend this RV resort to anyone looking for a peaceful, family-friendly getaway on the Guadalupe River. We can’t wait to come back!
