Stopped here for one night, arrived early enough to enjoy! Family friendly, Safe, clean park. Free laundry, spotless laundry room and brand new washers and dryers. Bathrooms were lovely and the water stayed hot! I would stop here again, best campground around. If you’re passing through I highly recommend.

Quiet, cute clean park. Biggest problem that I removed a star for are the many many SANSPURS. My little long hair dog was traumatized

The positive points: easy to get to from hwy 287, flat gravel sites, nice fenced dog park. The not so positive points: When I made the reservations online it stated “military discount”. To make the reservations I had to pay the full amount upfront for the 5 days. I sent 3 emails requesting the military discount, was told once someone would get back with me, the other 2 emails went unanswered. Never received the discount. There was no one at the office when we arrived, no one ever came by our site the entire 5 days we were there. The city of Quanah had a water boil order in place and there were no notices on the office door or at the sites or emailed to us. We found out only because we have family that live in the area.
All in all, it would be a place to stop for an overnight.
Update: We were contacted by text (no one ever called) from the owner asking if we had Venmo / PayPal so a refund could be processed on 1 July 2025 to which we replied immediately with the information needed for the partial refund of the military discount. As of today 9 July 2025 there has been no further communication from the owner and no refund. We don’t expect any refund at this point. Just want to let others know.

I would have been at the back forty for a year in May. I absolutely loved the place. Before new ownership. The owner is never there. I had two dogs at the time and had to get rid of one because he specifically targeted me about my dogs. I put up a dog pin (I knew it was a long shot to be able to keep it) but he told me that “there is a dog park for a reason.” Very rude and unprofessional. I said no problem, even offered him more money to be able to keep it because I’m at work 13 hours a day. But I also said if not, that’s okay! I’ll clean it up at 8pm tonight when I get home. No worries. He said no. Again, that’s fine. A few weeks ago after having put artificial grass down for my dogs, because the place is only dirt, I had my dogs tied up in the yard. Only outside to potty and no longer. I would clean it up once every two days. I even had a “pooper scooper.” I had it like that for almost two months I guess before he even ever noticed. Because like I said, he’s never there. I thought it was fine because there were multiple other spots who also had their dogs tied up. I got a text while I was working that said it was unacceptable and that my dogs “have to use the dog park. I wake up at 4am as it is to be at work. I don’t get home until 7:30pm. There was no way it was feasible. I was a good customer, I paid on time every month. Never late on a payment. It was all through my banking info. When he was rude to me for the second time, I text him and told him that I was leaving, in a very kind message. I never received a text back. Which is most likely what drove me to post this. I don’t knock any businesses, but the guy is rude. His bathrooms are disgusting. The free washers and dryers were great, all the way up until people quit cleaning up after themselves, and you had to wake up at 2am just to find a washer not in use. He is not dog friendly, or accommodating. The dog park is awful as well. The main reason I tried to stop using it was because no one would clean up after their dogs. I (MYSELF) provided poop bags. They would go missing, and I got tired of cleaning up after other people when I just HAD to use the dog park. Also the WiFi is non existent. Tried using it multiple times and it never worked.

We stayed overnight and it was great! Easy check-in after hours and easy check-out. We didn’t get to meet the owners but they were very friendly over the phone and also mentioned what lot would be best to park to assure not to be muddy after a hard rainfall that they had.
The location is perfect if you are looking for somewhere to stopover for short rest area right off the main road. The lot itself is super clean and well kept! Facilities are modern and spacious! They are still a young RV Park as mentioned in the brochure but will add more I believe overtime. They have a great dog run for pups and there are a few designated fire pits to use.
We didn’t mind it but it is located right next to a railroad and a train does come every few hours. So if you don’t like that type of noise then you may not want to stay here.
Overall it was great for our family of 4 and pup!
