We’ve stayed here a few times in the past year or so and can say that it’s a great location. On this stay, our gate code did not work, Patti was kind enough get it sorted out and made sure it was working properly. Awesome friendly staff, nice level concrete pads. Clean RV park! Highly recommend!

The owners need to put some serious money into this place. They have let it go down hill in the past 2.5 years I have been here. (Jade is the Only 5 ⭐ I would give this place.

This property has a lot of potential, but management needs to take it more seriously. The Wi-Fi is unreliable, amenities are poorly maintained, and there have been no meaningful improvements despite RV resort pricing. The pool is frequently closed, the bathrooms need a deep cleaning and repairs, and the laundry facilities should be updated to accept card payments instead of coins. The pond is in poor condition and does not reflect the photos on the website, and pet waste is too often left around the property due to inconsistent policy enforcement. Overall, you're paying RV resort prices without receiving an RV resort experience. There are better options nearby that offer more value and better service.

Vanessa was great with us, we had a problem with our coach and had to leave early and she was very accommodating with us.
Park is very clean and neat. Nice dog parks. All concrete pads and full hookups. Some sites like ours had site awnings.

The GOOD, The BAD and the UGLY: First the GOOD…almost EVERYTHING is GOOD! This campground is truly top-notch. The staff is very engaged and responsive to tenants. The campground itself is laid out in spectacular fashion. The concrete pads make for such a good experience that it will make it hard to go anywhere else. These folks are all about details, including the power and water stations at each site. I’ve never seen such luxurious power towers. If you’re into fitness, you can walk around the paved walking path at the pond and cover .37 miles each lap. It’s very pretty and very well taken care of. Tenants with pets are very courteous. It should be noted, that the campground puts out extensive rules and policies and they enforce them! Pet owners are required to police their unsightly and smelly pet deposits. This was VERY highly appreciated!!! Speaking of tenants, there is an extremely high population of full timers and many work in the community. Everyone keeps to themselves, which was kind of sad because I like to socialize. Now to the BAD… this resort campground is located in an extremely congested area. Waxahatchie has grown 25% in population in just five years with many more projected in the immediate future. Waxahatchie is a beautiful and pristine city, but the congestion is off the charts. The highway noise at the campground beginning at 5 AM until about 10 PM is much more than what we had planned for. If you are a city dweller, this will NOT bother you. If you are from a rural background, you may find the noise excessive. Waxahatchie literally has every restaurant and store you can imagine, but it’s all in a very tightly compressed area with one road to accommodate everyone. City people will find it paradise. Now the UGLY…all good things come to an end. I left my heart at this place BECAUSE OF an employee by the name of Teresa who really is the BEST “public relations manager” that any campground could have. Her friendliness and warmth and smiles were really wonderful and genuine. Teresa is the groundskeeper/janitor and she does a spectacular job ensuring that the facilities are pristine. I would return to this campground just to see her again. … one final note, we came during the worst ice storm that we have ever experienced. The campground staff put out numerous emails to ensure everyone handled their camper and immediate areas with the upmost safety in mind. Their communication skills in this area were highly admirable and very much appreciated. Thank you staff for a wonderful experience!

We stayed here for 8 months. This is a great, safe place for families to stay. The office staff has events planned during the month which helps form a community if you’re a full-timer there. The on-site laundry, 24/7 mail room, pool, walking trail, pond, and playground are great amenities we enjoyed regularly. We brought our dog a few times and loved that there are multiple dog parks. The guests are usually pretty good at picking up after their dogs which keeps the parks and the yards along the way clean. The price is high compared to other parks we’ve been to, but you’re getting A LOT in return and it also prices some of the riffraff out which keeps the park clean and quiet. The facilities are always well kept and landscaping maintained too. It’s a short drive to shops and grocery stores and there are several restaurants just across the highway from the park. We really appreciated the metal awning and picnic table outside and the wide concrete sites.

The only thing I would say was not 5-stars is the road noise if you’re along the highway. It gets pretty loud some nights and early mornings. Nothing the park can do about it, but you can request another area in the park to stay.
