I rented the property for our family reunion. We has 23 people attending. We love the houses, the children especially love the bunk House. The adults enjoyed the main house. It is so nice to have a bathroom with showers and a nice equipped kitchen. Outside is beautiful, with many tables for eating and entertaining our group. The extra property allowed a trailer to join our group. We all had a wonderful time. We would easily rent it again.

From Manila, UT at the intersection UT 43 and UT 44: Turn south on UT 44 (between Forest Service Office and Brownings restaurant). Drive 13 miles to the upper (second) road to Sheep Creek Geological Loop. Turn right onto the Loop, drive 2 miles to FS 364, and turn left onto the drive into Summit Springs.
From Vernal, UT turn north on US 191. Drive 34.8 miles to Greendale Junction. Continue onto UT 44. Drive 14.7 miles to the upper (first) road to Sheep Creek Geological Loop. Turn left onto the Loop, drive 2 miles to FS 364, and turn left onto the drive into Summit Springs.

Policies & Rules
Arrival & departure
- Check-in starts at 2 PM and check-out is by 11 AM.
- Staff are onsite to provide access upon arrival.

Cancellation policy
- Reservation fees are non-refundable. For campsites, cabins, lookouts, yurts, group sites, and similar stays, we charge a reservation service fee of $8.
- Standard cancellations usually have a $10 cancellation fee. Customers can generally cancel before the check-in date online.
- Late cancellation rules differ by stay type.
- Individual campsites: cancelling after 12:00am local time the day before arrival usually means a $10 cancellation fee plus forfeiting the first night's fee.
- Cabins, lookouts, and yurts: cancelling less than 14 days before arrival usually means a $10 cancellation fee plus forfeiting the first night's fee.
- One-night reservations: a late cancellation usually forfeits the full amount paid, up to the total original reservation cost.
- Modifications are allowed before the cut-off window, but fees depend on the change. Changing to dates completely outside the original reservation dates may trigger a $10 change fee. Extending or shortening a stay that still includes original dates usually has no change fee, though refunds may depend on timing and facility rules. Switching to the same type of campsite for the same dates usually has no change fee, but price differences are charged or refunded.
- Early departures may or may not be refunded. At certain facilities, partial refunds may be possible if staff can mark the site available for other visitors. No refund is given for a night if the early departure is requested after that day's check-out time.
- Security deposits are separate. Security deposits may be refunded to the original payment method if the facility is left in acceptable condition, as determined by the property.
Safety & rules
- Generators for electricity are not available; guests must bring their own generator and non-flammable light sources.
- Guests must bring their own linens, dishes, silverware, cups, and glasses; pans are provided.
- Limited lighting is available; no outlets for electronic appliances or items.
Pets
- Pets are allowed only outside; no pets in buildings.
Utilities
- Water availability is from May 15 to September 15, weather permitting.
Site capacity
- The cabin accommodates 1 bedroom and 8 beds; propane heating and showers are provided. Booking for 1-8 persons is at a lower rate, but the bunkhouse will be locked.
- The bunkhouse has 1 bedroom and 12 beds, heated by a wood stove. Booking for 9-40 persons grants access to both the bunkhouse and cabin; tents and RVs are allowed.

- Off-road vehicles may only be used on authorized roads, trails, and routes as shown on the Ashley National Forest Travel Map.
Fees & deposits
- Accepted senior passes must be applied at booking for single sites to receive discounts.
