Fantastic campsite, one of our favorites for a group. The only thing I wish to see improvement on is that every time we've stayed there we've had Colorado Trail hikers using the campsite as well. It's a little annoying when you're paying a fair bit of money for the site, but it's hard to move them along since there's really nowhere else for them to go. I really wish you would provide a designated spot for them, or signage telling them where to go to camp. We reserve the private site because we want a private site, and also they are then using the bathroom facilities and if left a wreck we don't want that counted against us. Otherwise the site is fantastic and we love it, that's just challenging negotiating new squatters every night.

Plenty of room for large groups. Multiple areas for RV’s and tents alike. Bring your own water, no electricity or cell service. Can be a little dusty. Very quiet, well kept and has the best campground host ever! Clean restrooms, multiple fire rings and tables. 25 minute drive to Leadville. We will be back!

Such a great weekend! We had 25 people and we only took up about 1/3 of the whole campsite. There are about 10 firepits scattered around the campground in all the individual campsites. The coordinates take you right to the gate and was so easy to find. It's about 20 degrees cooler than Denver area, closest little town is Minturn. A campground host came every morning and evening to clean the bathrooms and had firewood for us to buy. About 30 minute drive into cell service. Maintained very well. All types of trailers, campers, cars are able to fit. We will absolutely be staying here again for our big group events!

Policies & Rules
Arrival & departure
- Check-in is at 2:00 PM and check-out is at 11:00 AM; please vacate the site on time.
Cancellation policy
- Reservation fees are non-refundable. For campsites, cabins, lookouts, yurts, group sites, and similar stays, we charge a reservation service fee of $8.
- Standard cancellations usually have a $10 cancellation fee. Customers can generally cancel before the check-in date online.
- Late cancellation rules differ by stay type.
- Individual campsites: cancelling after 12:00am local time the day before arrival usually means a $10 cancellation fee plus forfeiting the first night's fee.
- Cabins, lookouts, and yurts: cancelling less than 14 days before arrival usually means a $10 cancellation fee plus forfeiting the first night's fee.
- One-night reservations: a late cancellation usually forfeits the full amount paid, up to the total original reservation cost.
- Modifications are allowed before the cut-off window, but fees depend on the change. Changing to dates completely outside the original reservation dates may trigger a $10 change fee. Extending or shortening a stay that still includes original dates usually has no change fee, though refunds may depend on timing and facility rules. Switching to the same type of campsite for the same dates usually has no change fee, but price differences are charged or refunded.
- Early departures may or may not be refunded. At certain facilities, partial refunds may be possible if staff can mark the site available for other visitors. No refund is given for a night if the early departure is requested after that day's check-out time.
- Security deposits are separate. Security deposits may be refunded to the original payment method if the facility is left in acceptable condition, as determined by the property.
Pets
- Dogs must be leashed at all times; campers must occupy their site the first night and can leave for 24 hours afterward.
Safety & rules
- The gate must always remain closed; inform guests and vendors.
- All garbage must be disposed of properly by check-out time.
- Quiet hours are from 10 PM to 6 AM; please respect other visitors.
Vehicles & parking
- Off-highway vehicle use is allowed for access only; a current Motor Vehicle Use Map is required.
- RV's and campers must park on the designated gravel surface.
Wildlife & food storage
- All food and trash must be attended by an adult or stored in a locked vehicle or food locker.
Site types & loops
- Tent camping is permitted in designated areas but must be 100 feet away from the river.
Fires & fuel
- Fires are only allowed in metal fire rings or on pedestal grills; open burning is prohibited.
- Check for fire restrictions with the Ranger District; propane cooking may be limited during restrictions.
Site capacity
- Tables must remain in their designated area; do not move them.
Local regulations
- Event use is prohibited along the East Fork of the Eagle River to protect the area.
- Renters may hire vendors without a permit, but are responsible for their actions and must follow site rules.
- Vendors must follow specific rules for services; including food, music, and decorations to ensure compliance.
