It has an almost 360 degree view of the beautiful hills near Franklin. The pull through sites are very long, although they are not level from front-to-back.

The water spigot is heated, so we were able to have water service during freezing nights which was wonderful. The thing I liked the most about the park is how quiet it is. I could hear birds chirping for hours.

The laundry facility is great with two washers and dryers.

The landscaping is brand new, so it's a wide open park with no shade trees or vegetation separating the lots.

The park is still in development (as of December 2023), so not all services were available. The bathhouse and trash service were not available. However, the park was definitely worth the low price.

The owners are super friendly and accommodating.

Stayed here 2 months in a 42' RV. The site has a slope to the rear which meant we had to jack up rear to get coach level. Made egress difficult since we both have arthritis. To help us, the owner built a porch with a couple of steps that fit under our steps.
On site laundry was convenient and inexpensive compared to the last place we paid for washing & drying.
Only reason we left Gem City RV was we purchased a home in the community.
Campground was reasonably quiet with Grocery and other shopping within 2 miles. The owner mowed on a regular basis. Each site has a picnic table and a fire pit. Not much traffic around the park since only 10 sites so far. We highly recommend this park for quiet, peaceful campi

Gem City RV Resort is home for us. Conveniently located close to downtown Franklin NC and with Mountain View’s you cannot beat. The owner is always working to keep the place well maintained and has helped me on many occasions with issues I had with my RV. He built a platform at our steps to make entry into our rv easier. We feel like part of the family here and the price per month is hard to beat.

Gem City RV has been a great place to stay these past few months. The owners are extremely friendly and are always willing to help. The sites are a great size which allow for plenty of parking. Dog friendly and laundry room is well maintained and a good price. I would recommend staying here 100 percent!

I stayed at Gem City for 4.5 months (Dec 2024 - Apr 2025). It's a small park that's conveniently located close to town yet far enough off the main highway to be quiet. Spaces are large with level gravel beds. There is a fenced pet run, laundry room with two stacking washer/dryers, and a single bathroom. Also a nice fire pit, though winter was cold so no one used it. Owner is very nice and helpful. Disregard any comments about the water; it's fine! I would definitely stay here again if in the area. NOTE: sites only have 50-amp connections, so 30-amp RVs will need an adapter. Also, the electric box on some sites is on the passenger side so an extra- long extension cord may be needed.
