Campsites are packed fairly tightly, so hopefully you get courteous neighbors.

Also, the online map is *very* inaccurate. It seemed like 16 & 17 in particular were adjacent, so we reserved those two. They turned out to be about as far apart as possible within the campground.

Balsam Campground was a beautiful getaway so close to home. The campground was clean and shaded, with gorgeous trees everywhere that kept it nice and cool. The sound of the river at night was an added bonus, creating a soothing atmosphere. We will definitely be coming back for sure.

Our campground was across a small bridge but still within reasonable walking distance from our car. We had a decent sized site with 2 tent pads, table, and fire pit. The biggest downside was our campsite was right up next to the main road so we were kept awake by road noise until really late at night. It also rained in the afternoon and half of the campsite including the walking path had a sandy clay that turned into a really slippery mud that still wasn’t dry the next morning.

We had a site that was right next to the creek. The campsite was clean. The campground wasn’t very busy. We will definitely camp here again. There are pit toilets around the grounds. There are also water spigots around but not in every site. Be prepared to cut wood if you need some for the fire. There is lots of wood around but not in campfire size pieces. This campground is around 6,000 feet elevation so it’s a little cooler than the valley floor and there’s lots of trees for shade.

Overall very nice campground. I stayed on site 15, and there was enough room for everybody, but we did have to hike in our stuff a little bit because sites 12-16 are farther from the parking lot. Policies & Rules

Cancellation policy

  • Reservation fees are non-refundable. For campsites, cabins, lookouts, yurts, group sites, and similar stays, we charge a reservation service fee of $8.
  • Standard cancellations usually have a $10 cancellation fee. Customers can generally cancel before the check-in date online.
  • Late cancellation rules differ by stay type.
    • Individual campsites: cancelling after 12:00am local time the day before arrival usually means a $10 cancellation fee plus forfeiting the first night's fee.
    • Cabins, lookouts, and yurts: cancelling less than 14 days before arrival usually means a $10 cancellation fee plus forfeiting the first night's fee.
    • One-night reservations: a late cancellation usually forfeits the full amount paid, up to the total original reservation cost.
  • Modifications are allowed before the cut-off window, but fees depend on the change. Changing to dates completely outside the original reservation dates may trigger a $10 change fee. Extending or shortening a stay that still includes original dates usually has no change fee, though refunds may depend on timing and facility rules. Switching to the same type of campsite for the same dates usually has no change fee, but price differences are charged or refunded.
  • Early departures may or may not be refunded. At certain facilities, partial refunds may be possible if staff can mark the site available for other visitors. No refund is given for a night if the early departure is requested after that day's check-out time.
  • Security deposits are separate. Security deposits may be refunded to the original payment method if the facility is left in acceptable condition, as determined by the property.
