Policies & Rules
General
- Only One Unit per Site: Only one RV or travel trailer is allowed per campsite.
- Right to Refuse
- Environmental Protection: Cutting, damaging, or removing trees and vegetation is prohibited; help us preserve the natural environment.
- No Littering or Unruly Behavior: Keep the campground clean and behave appropriately.
- Use of Facilities: Adhere to all posted rules for common areas, restrooms, showers, and other facilities.
- Modification of Campsite: Altering the campsite, including digging or installing equipment, is not allowed without management approval.
- Commercial Activity: Soliciting or conducting any commercial business on the property without written permission is prohibited.
- Assumption of Risk: Tenants assume all risks associated with camping and agree to hold the property harmless from and indemnify the property against any claims.
- Emergency Procedures: In case of emergency, follow all posted instructions and directives from park staff.
- Right to Evict: We reserve the right to evict any person(s) who do not comply with the rules and policies.
- Policy Changes: Management reserves the right to modify or add rules as necessary.
- You agree to follow all posted rules, use facilities and equipment responsibly, and comply with all federal, state, and local laws.

- 2. No Excessive Lighting: Limit use of bright, flashing, or flood-style lights—respect the night sky and nearby campers.
- 7. No Threats or Violence: Any threatening behavior, intimidation, or violence will result in immediate removal and possible law enforcement involvement.
- 9. No Signs or Banners: Posting of any signs—political, commercial, or otherwise—is not permitted on the property.
- 10. Stewardship Standard: Any conduct deemed disrespectful to others, harmful to the land, or contrary to the spirit of agritourism, may result in removal at management’s sole discretion.
- • Do not swim, wade, or boat in the river during high water or storms. Use all water access at your own risk.
- • Children under the age of 18 must be visually supervised by an adult at all times.

- Photography & Privacy
- If you host events or take promotional photos:
- • We may occasionally photograph or film on the property for promotional use. By entering, you grant South River Farm permission to use images that may include you or any other person in your party.
- • No generators unless expressly permitted by management in writing in advance.
- By entering South River Farm and participating in any on-site activity—including, but not limited to, camping, lodging, hiking, fishing, paddling, farming experiences, attending events, seasonal events, observing any agritourism activities or using any facilities or rental equipment or land on the property you acknowledge and agree to the following additional terms:
- You understand these risks cannot be eliminated without altering the essential nature of the experience and you voluntarily assume all such risks, whether anticipated or unanticipated.

Parking
- RV Condition: RVs or travel trailers must be in good working order and appearance and carry current liability insurance.
- Access: We reserve the right to refuse access to any guests whose vehicle is deemed unacceptable.
- Parking: Park vehicles only in designated areas; parking on empty campsites or roadways is not allowed.
- Speed Limit: Drive no faster than 5 MPH within the campground.
- Vehicle Use & Parking
- • Vehicles must be parked in designated areas only—no driving or parking on grass unless specifically approved by management for limited circumstances.
- • Off-road vehicles (ATVs, UTVs, golf carts) are not permitted unless pre-approved and can only operate in approved and marked areas or trails.
- • No vehicle repairs or washing is allowed on the property.
- • South River Farm, LLC, South Fork Riverside Campground, LLC, and any other joint venture members or entities reserve the right to pursue reimbursement through your credit card on file, digital waiver acknowledgment, or legal means including small claims court, as permitted under Virginia Code § 8.01-27 (Action for Damage to Personal or Real Property).
Safety
- Fires in Designated Areas: All fires must be in designated fire pits or areas, and only if a fire ban is not in place..
- Supervision of Children: Parents or guardians are responsible for the supervision and safety of their children at all times.
- Alcohol and Drug Policy: Illegal drugs are prohibited; alcohol must be consumed responsibly within your own campsite.
- Firearms and Weapons: Firearms, weapons, and explosives are not permitted on the property.
- Fireworks and Hazardous Materials: Fireworks and hazardous materials are strictly prohibited.
- Not Responsible for Lost or Stolen Items: The property is not responsible for any lost or stolen articles, or personal injury or damage from any cause.
- You assume all risk of injury, loss, or damage to person or property while on the premises, including but not limited to risks associated with water activities, wildlife encounters, campfires, uneven terrain, inclement weather, camping stays, fishing experiences, hiking experiences, and use of rental equipment, as well as any other agritourism activity taking place on the property.
- Campfires, open flames, and propane or charcoal cooking
- Fires are permitted only in designated fire pits or fire rings provided at your site.
- No Ground Fires:
- Open ground fires, bonfires, or homemade fire pits are strictly prohibited.
- All fires and grills must be attended at all times by a responsible adult.
- Fires must be fully extinguished with water before leaving the site or going to bed.
- During periods of high wind, dry weather, or active burn bans, fires may be temporarily prohibited without notice.
- No Trash Burning:
- The burning of plastic, food waste, aluminum, or trash in fire rings is prohibited. Fires must remain clean and safe.
- If using a fire ring with no lid, flames must be kept low and controlled to prevent sparks or embers from blowing.
- Assumption of risk and personal responsibility for safety;
- Release of liability for injuries, loss, or damages;
- 3. Alcohol Use: Permitted in accordance with Virginia state law. Excessive consumption, public intoxication, or disorderly conduct, determined solely in the discretion of management, may result in immediate termination of visitation rights and removal from the property.
- 4. No Illicit Drugs: The possession or use of illegal drugs is strictly prohibited and grounds for immediate removal and law enforcement notification.
- • Campfires are only permitted in designated fire rings and must be fully extinguished before bedtime or leaving the site.
- To maintain safety and land stewardship:
- Trash, Waste & Cleanliness
- • All trash must be disposed of in designated bins or dumpsters.
- • Leaving food, trash, or waste outside overnight is prohibited—this attracts wildlife.
- • Drones are not permitted without prior approval and compliance with any legal restrictions, due to privacy and safety concerns.
- • No fireworks, firearms, explosives, or weapons of any kind.

Pets
- Pet Policy: Guests must clean up after pets; pets must be kept on a leash and under control at all times.
- Guest Responsibility: Tenants and guests are responsible for any damage or injury caused by themselves, their children, and/or pets.
- You are fully responsible for your own safety and the safety of all members of your party, including children and pets.
- Exposure to wildlife, insects, and domesticated animals
- Accidental contact with allergens, plants, dust, or animals
- • Watch for wildlife—do not feed or approach any animals.
- • Speed limit on property is 5 mph. Watch for children, pedestrians, and animals.
- This waiver applies to all members of your party, including minor children, and includes injuries that may result, in whole or in part, from your own actions, the actions of others in your party, conditions of the land, weather, water, structures, animals, or equipment.
- WARNING: Under Virginia law, there is no liability for an injury to or death of a participant in an agritourism activity conducted at this agritourism location if such injury or death results from the inherent risks of the agritourism activity. Inherent risks of agritourism activities include, among others, risks of injury inherent to land, equipment, and animals, as well as the potential for you to act in a negligent manner that may contribute to your injury or death. You are assuming the risk of participating in this agritourism activity.
- • You accept financial responsibility for any damage, vandalism, or destruction caused by you, your guests, or your pets to any part of the property, including buildings, campsites, furnishings, utilities, fire pits, rental gear, trees, or landscape features.
Noise
- Quiet Hours: Quiet hours are between 10:00 PM and 8:00 AM.
- Noise Control: Loud music or excessive noise that disturbs other guests is prohibited at all times.
- Adherence to all rules regarding noise, alcohol, conduct, fires, grills, and farm use;
- 1. Noise Curfew: All outdoor noise and music must be quieted by 10:00 PM. Be courteous to neighboring guests and families.
- 5. Respect Others: Do not enter other guests’ sites. Maintain privacy, quiet, and respectful conduct at all times.
- 6. Music: Music must be kept at a respectful volume, especially after dusk. No large speakers or subwoofers are permitted.
- 8. Emergency Contacts: For after-hours emergencies, always contact emergency services directly (info below).
- • No amplified music systems, karaoke machines, or PA systems.
- Please note: South River Farm is a working agritourism property, and our office may not be continuously staffed. Hours vary based on seasonal needs, scheduled events, and daily operations.

Deposit
- Prohibited Conduct: Harassment, discrimination, or offensive behavior towards staff or other guests will result in immediate eviction without a refund.
- Right to Refuse Service: The property is privately owned; we reserve the right to refuse service to anyone as deemed necessary. Violation of any rule or state law is grounds for dismissal from the park without a refund.
- Charcoal and propane grills are allowed for cooking if used safely on a stable, non-flammable surface at least 10 feet from tents, vehicles, or structures.
- You, on behalf of yourself and anyone accompanying you on site, agree to follow all posted rules and instructions, as well as any oral instructions given by authorized staff on site, and to act in a respectful, responsible manner at all times while on the property. Failure to comply with these rules of conduct may result in the withdrawal of your rights to be on the property, as determined in the sole discretion of management, followed by your immediate removal from the property without refund of any monies paid, along with the possible involvement of local authorities.
- You hereby release and discharge South River Farm, SouthFork Riverside Campground, and Wet Nose Farms, LLC., along with their members, agents, employees, contractors, volunteers, and affiliates (“Releasees”) from any and all claims, demands, causes of action, damages, or liability arising from injury, illness, theft, death, or property damage resulting from your visit.
- • If damage is deemed intentional, negligent, or in violation of posted rules, you may be charged a fine of up to $1,500.00, in addition to any actual costs incurred for repairs or replacement.
- By entering, staying, or participating in any activity on South River Farm property, you agree to abide by all terms and conditions listed above. As described above, management reserves the right to terminate a guest’s right to be on the property and to remove any individual or group found in violation, without refund, as set forth above.
- I certify that I am over the age of 18, and that I am the legal guardian of any minors accompanying me. I understand that failure to follow rules may result in removal from the property without refund.
Guests
- Compliance with Laws: Guests must comply with all federal, state, and local laws and regulations.
- Security: Guests are responsible for securing their personal belongings; the park is not liable for theft or damage to personal property.
- Indemnification Clause: Guests agree to indemnify and hold harmless the park and its owners from any claims arising from their use of the property.
- You agree to waive any and all liability claims against South River Farm LLC and Wet Nose Farm, LLC, along with their members, agents, employees, contractors, volunteers, and affiliates for any injuries, theft, damages, or losses of any kind whatsoever that may be incurred as a result of your visit on the property.
- Portable firepits and grills brought by guests are not allowed unless approved in advance by management.
- Guests will be notified when bans are in effect and are expected to comply immediately.
