Zero Stars!! Do you just BLINDLY sign everything put in front of you (legal or not)?! In mid 2023 a new fella came here from Delaware and bought this campground. He distributed a contract saying you had to sign it or leave. In it was a paragraph saying he had no liability for anything (affirmed by the office). But what if their vehicle hits you or your property? We all have normal liability. What type of person would try to force you to sign an illegal contract? Someone of low character consumed by GREED. We don't accept this in Pa., we require FAIRNESS and compliance with the LAW in business.
When I refused to sign, wanting to talk to a lawyer,...then I was on their LIST for harassment/ retribution. My property was damaged by maintenance. They refused to address a serious trip hazard on the lot- very high tree roots at the RV step (the only place to park for the utility hook ups). Currently trying to charge the owner and manager with "Reckless Endangerment of Another Person" for that. Will take it to the State AG if necessary. They have seniors living there. These are the people you'll have to deal with. Try Appalachian Campground or Dutch Valley (year round). They Respect RVers!
Some free legal information, since there are no lawyers who deal with Campground law. There is no due process, you have no rights as an RVer. It comes under the Innkeepers Law...such people can evict you on a whim, same day, I learned (Constable). Should that happen...for trying to stand up for your rights?

such a wonderful stay in the deluxe cabin!!!
not only did the owners book on such a short notice they finished putting the new cabin together so we could stay the weekend:)
everyone was so sweet and the “neighbors” were very welcoming. very comfortable size, great for two people on a lil weekend getaway! we will be returning! amazing spot for an amazing price

I called to inquire about canceling a reservation due to the freak storm coming through the NE and the below freezing temperatures. She explained that the policy is 48 hours to get refunded. Understanding they have policies that need to be applied fairly to everyone, I asked if they could charge me for the 1st 2 nights, use that as the 48 hours and refund the rest. She refused. She said I could do a date change. So I asked to change the date to Monday and then cancel from there because that falls within their policies. She said and I quote: "I won't let you do that because I know what you are trying to do." I asked her if we could bring humanity and compassion into the discussion and she said she's just doing her job. I asked her clearly if she would honor the policies she explained to me and she said no. I have never dealt with a privately owned campground that treats people like this. I understand they are in business. I also know they are not losing out on other business due to this cancelation. Further, they are not honoring their policies. As of now, their policies apply to everyone but me. This is an example of what is wrong in today's world. My credit card company said they are legally bound to their policies and is now handling the dispute to get me money back. It should not have come to this. Sad that a family run business operates like this.
Edit: I suggested you charge me for the first 2 days, use that as 48 hour notice and cancel the rest. You refused. You informed me you have 2 related policies: a 48 hour cancelation notice and the ability to change the camping dates. I asked to change my date and then I asked to cancel it and you said "I will not allow you to do that because I know what you are trying to do." You are refusing to apply your policies equally to everyone. My camper will be damaged by the freak freezing weather so I literally cannot camp. I also explained that I lost my job and losing that kind of money will be impactful. I further asked for your compassion and humanity and as a family owned campground to please work with me. You were rude, curt and disrespectful. Refunding 1/2 is not acceptable because you are not adhering to your stated policies.

I have stayed at Cozy Corner three different times so far. Every time I have had a good experience. The staff are friendly and very helpful when you need something.
They even helped secure a section of the gate by the dog park that my tiny dog (who is a master escape artist) was able to fit through without me having to ask.
They communicated whenever there was any maintenance that needed to be done so everyone was aware.
Overall, I enjoyed my time at Cozy Corner and will stay there again in the future.

We had a wonderful stay at this charming, smaller campground. The new owners have created a very welcoming and family-friendly environment. The staff will escort you to your site and daily trash pickup at your site is very convenient. Our kids loved the playground and pool. The bathhouses are very clean and updated. Although there's no camp store yet, the owners are working on it. They kindly lent us a chair when we forgot ours, which was much appreciated. Overall we had a very positive experience and will definitely be returning!
