Policies & Rules

Fees & deposits

  • Deposits are not refundable if the stay is shortened.
  • Deposits are refundable if conditions are met and the guest stays the full duration.
  • The electrical meter must be read before disconnecting; no refunds for early departures.
  • Payments must be made via credit card; personal checks are not accepted.
  • Payments are due before arrival and can be made by phone.
  • Monthly rent is due on the 1st and incurs a late fee after the 3rd.
  • Renewal payments are due 24 hours in advance for the full stay period.
  • The deposit for RV spaces is $150.
  • Deposit refunds occur within 5-7 days after disconnecting utilities and cleaning the site.
  • Extended cabin stays require a deposit equal to one month's rent.

Utilities

  • Electricity charges will be deducted from the deposit; any excess will be billed to the card on file.
  • A sewer hose connector is mandatory for all guests.
  • Do not dispose of wipes or feminine products in the sewer. Guests will pay for any resulting plumbing issues.
  • The electrical meter must remain connected during your stay.

Amenities

  • Internet services are available in the main building; other requests need approval.

Cancellation policy

  • No refunds for cancellations after check-in as the time is reserved.
  • Cancellations made 0-7 days prior incur a $50 fee.

Pets

  • Pets must be domestic cats or small, non-aggressive dogs (45 lbs or less).
  • Exotic animals are banned, and all pet waste must be cleaned up.
  • Pet owners must ensure their pets are secure and controlled at all times.
  • Dogs must be leashed except in designated dog park areas.
  • Pet waste must be collected and disposed of in designated trash bins.
  • Excessive barking from pets can lead to eviction.
  • All pet waste must be cleaned up from RV sites and the park.

Site types & loops

  • Restrictions apply to RVs and other vehicles.
  • RVs should ideally be 15 years old or newer.
  • RVs must be street legal, in good condition, and require proof of insurance.
  • All RV parts must be intact and functional.
  • RVs must have clean exteriors without stains, rust, or missing paint.
  • All RV decals and lettering must be in good condition.
  • No window AC units or space heaters allowed; HVAC must be functional.
  • Tarps or covers cannot be used on vehicles.
  • Antennas and satellite dishes are allowed within your designated space.

Site capacity

  • Each site allows one RV and one additional vehicle.
  • Each RV site accommodates four people; extra guests incur a fee.

Vehicles & parking

  • Vehicles must not leak oil or other fluids.
  • Mechanical work on vehicles requires management approval.
  • Loud vehicles and those without mufflers are not allowed.
  • Large boats and trailers are not allowed; storage available with approval.
  • Parking must be contained within the designated 30x60 space.

Safety & rules

  • Children must be supervised at all times.
  • Dangerous toys are prohibited; consult management for approval on play equipment.
  • Residents are responsible for damage caused by balls near trailers or cabins.
  • Speed limit within the park is 5 MPH.
